Job Summary
The Facilities Manager is responsible for overseeing the operational integrity, safety, and functionality of the physical plant and equipment within the Georgetown facility. This includes hiring, coaching, and directing 2 to 3-person maintenance team, coordinating and supervising all equipment repairs and facility-related maintenance requests/issues utilizing facilities ticketing system, and selecting and managing vendors to ensure all manufacturing equipment and building systems support safe, uninterrupted production activities. This is to include all Georgetown infrastructure: such as lighting, electrical, plumbing, HVAC, safety equipment/fire suppression/security, compressed air/indoor air quality, and general building maintenance.
Key Responsibilities
Facility Maintenance & Operations:
- Lead the execution of day-to-day facility maintenance activities for the building, production floor, warehouse, offices, and exterior grounds.
- Develop, implement, and manage a preventive maintenance schedule for building infrastructure and production support systems (HVAC, air compressors, electrical panels, lighting, etc.).
- Inspect the facility regularly to identify issues, hazards, or repair needs; prioritize and resolve maintenance tasks.
- Maintain facility uptime by quickly addressing maintenance-related disruptions that affect production.
Team Supervision:
- Supervise, schedule, and direct maintenance technicians and contractors.
- Assign work orders, monitor progress, and verify completion and quality.
- Provide coaching, guidance, and training to maintenance staff.
- Conduct performance evaluations and enforce company policies as needed.
Project Management:
- Oversee facility improvement projects including layout changes, installations, equipment moves, and renovations.
- Coordinate with other departments and external contractors to minimize disruption to operations.
- Ensure work is completed on time, within budget, and according to specifications.
Vendor & Contractor Management:
- Source and manage vendors for facility-related services such as HVAC, electrical, plumbing, janitorial, pest control, and building repairs.
- Schedule inspections, repairs, and contracted services while maintaining quality and cost control.
- Maintain records of service agreements, warranties, and vendor contacts.
Budget & Inventory Control:
- Monitor and manage facility maintenance budgets.
- Order and maintain inventory of maintenance supplies, tools, and spare parts.
- Track maintenance-related expenses and assist in capital planning for facility upgrades.
Safety & Compliance:
- Support safety and environmental programs by ensuring that facility conditions meet internal standards.
- Conduct routine inspections to eliminate hazards such as trip/fall risks, blocked exits, or malfunctioning equipment.
- Participate in audits, corrective actions, and incident response when facility-related issues arise.
Technology:
- Develop, train, optimize, and maintain facilities/maintenance ticketing system
- Provide equipment/facility uptime analytics and reports
Qualifications
- Associate’s degree in Facilities Management, Industrial Management, or another related field, Trade School Certification (Electrician, HVAC, etc.), or equivalent work experience required. High school diploma or GED required
- 5 years of experience in facilities maintenance, with at least 2 years in a management experience
- Deep experience in manufacturing or industrial setting
- Expert level knowledge of electrical systems, mechanical systems, HVAC, compressed air, lighting, and general building maintenance.
- Proficient in reading blueprints, schematics, and equipment manuals.
- Proficient with CMMS or other work order systems.
- Proficient computer skills (e.g., MS Office, maintenance software).
- Previous lean manufacturing and 5S experience highly desirable
- OSHA 10 or 30 Certification preferred.
