We are seeking a dedicated and skilled Resident Property Manager to oversee the daily operations of our residential property. This position requires residency at the property to ensure timely response to emergencies and ongoing maintenance needs.
Salary
$38.81 per hour
Responsibilities
- Conduct daily inspections of the building, mechanical systems, and grounds.
- Schedule, assign, and supervise daily tasks for maintenance and porter staff.
- Prioritize, plan, and oversee maintenance and repair projects, ensuring timely and quality completion.
- Respond promptly to building emergencies at any hour, as required.
- Oversee contractors and coordinate project work with vendors, ensuring minimal disruption to tenants.
- Address tenant concerns, questions, and complaints in a professional and timely manner.
- Monitor inventory levels and reorder necessary maintenance supplies.
- Maintain compliance with all city and state regulations, including safety standards.
- Maintain accurate logs, building inspection records, and compliance documentation.
- Collaborate regularly with the Property Manager to ensure smooth operations and budget alignment.
- Utilize software such as Microsoft 365 and BuildingLink to document and manage workflow.
- Performing repair and maintenance tasks in vacant and occupied apartments at the direction of the Resident Property Manager.
- Diagnose, repair, and restore to proper working condition building mechanical equipment, building systems, apartment finishes and equipment, etc. such as electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, etc. at the direction of the Resident Property Manager.
- Coordinate completion of resident service requests and general maintenance tasks, at the direction of the Property Manager that is consistent with company operating standards in a timely manner and efficient manner.
- Update tenant portal/maintenance system – BuildingLink (or similar software).
Qualifications
- Strong knowledge of electrical, plumbing, and carpentry systems.
Electrical/Appliance: Lighting, wiring, power circuits, repairs.
Painting: Drywall/Plaster repairs, painting.
HVAC experience a must.
Hot water/Steam Systems and Boiler Experience Preferred.
- Familiar with NYC and NYS building codes, safety regulations and compliance standards.
- Ability to use a variety of tools and equipment safely and effectively.
- Must be able to communicate clearly in English, both verbally and in written form.
- Ability to manage multiple priorities and projects simultaneously.
- Excellent problem-solving skills and attention to detail.
- Ability to stand or walk for the duration of the shift.
- Excellent interpersonal and customer service skills.
- Must be organized and able to prioritize.
- Luxury Rental experience preferred.
- Must hold current and valid fire safety and mechanical equipment certifications (i.e., HVAC repair & maintenance, FDNY Certificates of Fitness).
- Ability to lift between 30 - 50lbs.
- Must reside on-site at the property.
Working Conditions
- Must be available for after-hours emergencies and weekend duties as needed.
- Regular lifting, bending, and manual labor may be required.
- On-site apartment provided as part of compensation.
