What are the responsibilities and job description for the Building Maintenance Technician position at Manhattan Plaza?
The Building Maintenance Technician is responsible for the indoor and outdoor cleaning, maintenance, and general repairs of a three-story commercial office building.
ESSENTIALDUTIES AND RESPONSIBILITIES:
· Cleaning: Daily cleaning of exterior building, interior common areas and restrooms. Responsible for maintaining cleaning supply inventory.
· Maintenance: Perform general maintenance duties such as changing light bulbs, replacing ceiling tiles, investigate electrical and plumbing issues, provide vendor access to secure areas, light handyman projects when applicable. Perform weekly inspections of maintenance rooms, security phones, and monthly inspection of the roof area. Responsible for maintaining building supply inventory.
REQUIREMENTS & QUALIFICATIONS:
· Ability to troubleshoot and diagnose issues when they occur.
· Ability to multi-task and prioritize projects based on the level of importance.
· Perform duties in a pleasant and professional manner.
· Must have good communication skills.
· Ability to work at heights (climb/use ladders), lifting and/or moving heavy objects, and working in adverse weather conditions when necessary.
· Minimum of 3 years in a maintenance position at a commercial or high occupancy residential property with experience in the areas noted above.
· Union position - membership required
· Hours: 8:00 am to 5:00 pm
SALARY/BENEFITS:
Wage scale: $21.38 to $26.82 per hour (based on qualifications and experience)
