Site Project Manager

Mandy Development LLC is seeking an experienced Site Development Manager to oversee underground utility, grading, site improvement, and horizontal construction activities for land development projects in the Nashville, Tennessee area.

The ideal candidate will have hands-on experience managing underground water, sewer, stormwater, grading, earthwork, roads, and site improvements from pre-construction through completion. This role requires a strong understanding of civil construction, the ability to coordinate multiple contractors and project stakeholders, and a proven track record of delivering projects safely, on schedule, and within budget.

Key Responsibilities

• Manage day-to-day construction activities for land development and site improvement projects.
• Oversee underground utility installation, including:
• Water lines
• Sanitary sewer
• Storm sewer
• Drainage systems
• Utility crossings and connections
• Manage site grading, excavation, earthwork, soil stabilization, and related activities.
• Coordinate roadway construction, curb and gutter, sidewalks, paving, and other site improvements.
• Coordinate subcontractors, utility contractors, civil engineers, surveyors, inspectors, municipalities, and utility providers.
• Review civil plans, construction drawings, specifications, permits, and project documents.
• Establish and maintain project schedules and monitor daily progress.
• Track project budgets, costs, material quantities, change orders, and subcontractor performance.
• Conduct regular site visits to monitor progress, quality, safety, and compliance with plans and specifications.
• Identify construction issues and coordinate timely solutions with contractors, engineers, and project leadership.
• Coordinate required inspections and municipal approvals.
• Review contractor pay applications, invoices, and completed work.
• Maintain accurate project documentation, schedules, progress reports, and records.
• Ensure construction activities comply with applicable codes, permits, specifications, and safety requirements.
• Communicate project status, risks, delays, and budget issues to company leadership.
• Manage multiple projects and construction activities simultaneously.

Required Qualifications

• 5 years of experience in site development, civil construction, underground utilities, land development, or related construction management.
• Strong experience with underground utilities, grading, stormwater, drainage, and site improvements.
• Ability to read and interpret civil engineering plans, grading plans, utility plans, profiles, and construction documents.
• Experience coordinating subcontractors and managing field construction activities.
• Strong understanding of construction sequencing, scheduling, quantities, and project costs.
• Experience working with municipalities, inspectors, engineers, and utility providers.
• Strong leadership, communication, organization, and problem-solving skills.
• Ability to manage multiple projects and priorities.
• Valid driver's license and ability to travel between active project sites.

Preferred Qualifications

• Experience with residential subdivision or multifamily land development.
• Experience managing large-scale grading and earthwork operations.
• Experience with water, sewer, and stormwater utility installation.
• Knowledge of Nashville/Middle Tennessee construction and permitting requirements.
• Bachelor's degree in Construction Management, Civil Engineering, or a related field is preferred but not required.
• Experience with construction/project management software such as Procore, Buildertrend, Microsoft Project, or similar platforms.
