Position Summary
The Maintenance Technician performs a variety of maintenance, repair, and property upkeep tasks to support the operational needs of the Manchester Housing Authority (MHA). The role is responsible for ensuring that vacant units are prepared to market-ready condition, maintaining building systems and grounds, and providing responsive service to residents. This position works as part of a collaborative maintenance team that upholds the safety, appearance, and overall quality standards of MHA properties.
Essential Job Functions
General Maintenance & Unit Turnover
- Prepare vacant apartments for move-in, ensuring units meet MHA quality standards.
- Perform routine maintenance and repair tasks throughout all MHA properties.
- Conduct work in areas including, but not limited to:
- Painting (interior and exterior)
- Carpentry (light repairs)
- Plumbing (faucet and toilet replacements, minor repairs)
- HVAC (minor repairs such as motor replacements and filter changes)
- Window covering installation and repair
Grounds & Exterior Maintenance
- Perform landscaping duties such as mowing, trimming, and mulching.
- Conduct snow removal during winter months.
- Maintain cleanliness of grounds and common areas, keeping them free of debris and rubbish.
Resident Support & Communication
- Respond promptly and professionally to tenant service requests, including both assigned and unassigned work orders.
- Maintain courteous, respectful communication with residents, co-workers, and the public at all times.
- Deliver notices, correspondence, or other communications as required.
Teamwork & Internal Coordination
- Report maintenance issues or concerns directly to the Maintenance Supervisor.
- Assist with monitoring inventory and maintaining adequate supplies.
- Collaborate effectively with management and maintenance staff to foster a high-performance team environment.
Additional Duties
- Operate motorized equipment including utility vehicles, tractors, and other MHA vehicles as required.
- Lift and move materials or equipment weighing up to 70 lbs.
- Attend required trainings, seminars, and resident functions when assigned.
- Perform other duties as assigned by management.

Tools, Equipment, and Software
Use of standard construction, maintenance, and landscaping tools, including hedge trimmers, carpet cleaners, paint sprayers, drain cleaners, chainsaws, key machines, and applicable chemicals. Operation of motorized equipment such as mowers and snow removal machinery is required.
Qualifications
- High school diploma or equivalent required.
- Trade school, technical training, or military training preferred.
- One to five years of hands-on general maintenance experience preferred.
- Proficiency in at least one major maintenance discipline (plumbing, electrical, carpentry, painting, etc.) required.
Licenses & Certifications
- Valid driver’s license, a good driving record, and active auto insurance are required.
- Additional licenses or certifications may be required depending on assigned responsibilities.
Professional Standards
Employees are expected to maintain a professional appearance consistent with MHA’s Dress Code and Grooming Standards. Uniforms must be worn when required.
Applicants must be prepared to undergo a criminal background check and drug testing prior to and during employment.
Job Type: Full-time
Pay: $22.00 - $24.00 per hour
