POSITION: Tech I
REGULAR HOURS: Mon. – Fri. 7:00 AM -400 PM (One Hour Lunch Break - 40 Hr./week)
(Emergency On Call Rotation and possible overtime when necessary is required)

ESSENTIAL JOB FUNCTIONS:
*Building Maintenance Background required*
1- Performs all aspects in regard to preparing vacant apartments/units to a market ready condition.
2- Performs various maintenance functions throughout MHA properties and communities.
3- These functions may include, but are not limited to:
A- Painting (Inside/Outside)
B- Small Carpentry Tasks
C- Small Plumbing Tasks (Faucet replacements, Toilet replacements, etc.)
D- Small HVAC Repairs (Motor replacements, filter changes, etc.) Install/Repair Window Coverings
E- Landscaping (Mowing, grass trimming, mulching, etc.)
F- Snow Removal
G- General Ground Maintenance (Includes keeping the properties and common areas free of rubbish and
debris)
H- Responds to residents/tenants service requests and concerns in a timely manner. (This includes assigned and unassigned work orders.)
I- Reports any maintenance concerns in regard to MHA properties to the Maintenance Supervisor.
J- Assist in monitoring and/or controlling maintenance inventory and/or supplies as requested by the Supervisor or Assistant Supervisor.
K- Moves heavy objects as requested (no more than 70 lbs.)
L- Assists the Maintenance Foreman and/or Assistant Foreman on special maintenance projects as requested).
M- Works closely with management and maintenance staff in developing an integral team that effectively represents the quality and professionalism of MHA, this includes assisting other staff members as needed.
N- Maintains open communication with management.
O- Consistently maintains a professional, courteous attitude when interacting with residents, co-workers and the general public, at all times, on or off of MHA properties.
P- Delivers various communications and correspondences to residents as needed and/or requested.
Q- Attends and assists in setting up resident functions and activities as requested.
R- Attends and participates in training seminars as requested and/or required.
S- Drives motorized vehicles (UTV’s, Tractors, Motor Vehicles, etc..) on or off MHA properties for business purposes.
T- Will perform other duties as assigned and requested.

Machines, Tools, and Equipment, Software:
Hand tools normally used in construction, maintenance and landscaping including, but not limited to, hedge trimmer, power floor cleaner, carpet shampoo machine, paint sprayer, power drain cleaner, chain saw, key machine, and all chemicals associated with maintenance and landscaping essential job functions. Motorized vehicles such as mowers, snow removal machines and etc.).
JOB QUALIFICATION REQUIREMENTS:
High school diploma or equivalent is required. Trade school and/or military training are a plus and may substitute for formal education. One to five years of verifiable hands-on general maintenance experience (i.e., basic plumbing, electrical, carpeting, painting, etc.) is preferred with proficiency in at least one major area.
REPORTS TO: MAINTENANCE SUPERVISOR
DESCRIPTION OF DUTIES & RESPONSIBILITIES:
The following represents the primary and secondary duties of the position; however, they are not intended to be all inclusive. The MHA reserves the right to change, reassign, or combine job duties at any time and at its discretion.
BASIC PURPOSE:
1. Performs various maintenance duties necessary to maintain and enhance the value of MHA properties.
2. Handles repairs and improvements of vacant apartments for a market ready status.
3. Works as a team participant along with the maintenance staff to ensure the community meets the quality maintenance standards set by MHA
Licenses/Certification:
A valid drivers’ license along with good driving record and auto insurance is required. Licenses/Certification are required as applicable.
Other Requirements:
As a MHA team member, you represent MHA. While you are on the job, MHA expects you to wear clothing and accessories that are appropriate in a professional business environment. If a uniform is required at the property, you are expected to wear it. Refer to MHA’s Grooming Standards and Dress Code Guidelines for additional information.
