Role Description This is a full-time, Residential Project Manager role based in Gaithersburg, MD. The Residential Project Manager will oversee ADU projects from pre-construction through project closeout, managing schedules, budgets, subcontractors, and client communication. You'll be part of the face of Makara ADU and responsible for the daily on-site activity at our clients’ job sites. Your role is extremely important and how you conduct yourself and how the subcontractors conduct themselves is a direct reflection on the Company and the perceived value we bring to our clients. As such, you will be responsible for the quality and workmanship of the subs as well as the communication and cleanliness of the jobsite. Managing the budget and schedule and finding ways to keep quality but reduce time and costs will not only improve the relationship with the customer, but will also have a direct improvement to the Company bottom-line. Qualifications
- Starting compensation - $100,000
- Strong project oversight capabilities, with demonstrated skills in Project Management and coordination of residential construction projects.
- Extremely personable and enjoys meeting with clients. Client satisfaction is our top priority.
- Experience with permitting, inspections, and field coordination, including Inspection support and related documentation.
- Ability to manage multiple schedules, vendors, and materials and to sequence things properly to keep multiple projects moving efficiently.
- Knowledge of residential building codes, safety practices, and construction methods. Custom single family home construction experience a plus.
- Excellent communication and relationship-building skills for working with homeowners, subcontractors, trade partners and vendors, inspectors, and internal teams.
- Proficiency with project management and construction software (e.g., scheduling tools, document management platforms, basic office applications).
- 7-10 years of project management experience in custom new home construction and remodeling. Previous field supervision work a major plus.
- Proven ability to manage multiple projects simultaneously, prioritize tasks, and solve problems in a fast-paced environment.
- Driver's license and reliable transportation a must have.
