What are the responsibilities and job description for the Maintenance Manager position at Maintenance Department?

PRIMARY PURPOSE:
Organize and direct maintenance and repair services for all district facilities. Assist Director of Maintenance & Facilities to maintain the physical school facilities in a condition of operating excellence so that full educational use may be made at all times.
QUALIFICATIONS:
Education/Certification:
High School diploma or GED
Valid Texas driver’s license
Special Knowledge/Skills:
General knowledge of local building codes
General knowledge of electrical circuits and wiring and operating principles of motors
General knowledge of other crafts used in building repair and maintenance, including heating, ventilation, and air conditioning, carpentry, plumbing, and ground maintenance
Ability to manage personnel
Ability to interpret policy, procedures, and data
Ability to read blueprints and schematics
Effective planning and organizational skills
Experience:
Five years experience in electrical field preferred.
Five yerars experience in plumbing field preferred.
Two years supervisory experience
MAJOR RESPONSIBILITIES AND DUTIES:
1. Building Maintenance and Repair
1.1 Assign priority to work orders and process them.
1.2 Estimate cost of repair projects including labor, materials and other related costs.
1.3 Assign all repairs to maintenance personnel and oversee completion.
1.4 Initiate contract repair work when work cannot be performed by district maintenance staff.
1.5 Perform repairs and assist skilled workers to complete repairs as needed.
1.6 Work cooperatively with principals and department directors to schedule and complete repairs.
2. Inspection
2.1 Inspect all district buildings and facilities and initiate repairs as needed.
2.2 Conduct on-site inspection of repair projects.
2.3 Monitor and inspect contract work.
3. Safety
3.1 Provide training and orientation to all skilled workers in safety procedures and proper use of tools and equipment.
3.2 Operate tools and equipment according to established safety procedures.
3.3 Ensure that equipment is in safe operating condition.
3.4 Follow established safety procedures and techniques to perform job duties, including lifting, climbing, etc.
4. Inventory and Equipment
4.1 Prepare, implement, and maintain preventive maintenance schedules for maintenance and repair of tools and equipment.
4.2 Order tools, equipment, and supplies and maintain accurate records.
4.3 Recommend replacement of existing equipment.
4.4 Conduct annual inventory of equipment and supplies
5. Other
5.1 Required to carry a cellular phone and respond to after-hours emergency calls as needed.
5.2 Assist in the preparation of department budget.
5.3 Assist in recruiting, screening, training, and evaluation of maintenance employees.
5.4 Maintain accurate information for payroll reporting (time cards, tardiness, and absenteeism)
SUPERVISORY RESPONSIBILITIES:
Supervise and evaluate performance of skilled maintenance workers, ground crew, and general maintenance workers.
EQUIPMENT USED:
Meters and testing equipment; gages, soldering iron, wire puller, pipe benders and threader, welding equipment, hand and power tools, measuring devices, propane torches, forklift, trencher, and backhoe. Light truck or van.
WORKING CONDITIONS:
Mental Demands/Physical/Environmental Factors:
Frequent walking, standing, climbing, stooping, bending, kneeling, and reaching, heavy lifting and carrying. Ability to operate hand, powers, and bench tools. Work in tiring and uncomfortable positions; outside and inside, on slippery or uneven walking surfaces, on ladders, and scaffolding, and around machinery with moving parts. Exposure to hot and cold temperatures, and excessive noise. Work irregular hours and respond to after-hours emergency calls as needed. Frequent districtwide travel.
