What are the responsibilities and job description for the Lead General Maintenance position at Maintenance Department?

PRIMARY PURPOSE:
Organize and direct general maintenance and repair services throughout the district. Assist the Maintenance Supervisor/Director in maintaining the operating excellence of school facilities so that full educational use may be met at all times. Assigns work orders, inspect quality of work and encourage safe work ethics. Oversees and implements all safety policies according to district policy. Also, ensures that A.D.A. requirements are being met and maintained.
QUALIFICATIONS:
Education/Certification:
High School diploma or GED
Valid Texas driver’s license
Special Knowledge/Skills:
Ability to implement policy and procedures.
Effective written and verbal communication skills.
Knowledge of basic construction and routine maintenance and repair procedures.
Ability to operate power and hand tools.
Ability to work independently.
Experience:
Five years experience in general building maintenance.
MAJOR RESPONSIBILITIES AND DUTIES:
1.1 Maintain inventory of chemicals, supplies, and equipment and order additional supplies as needed.
2. Communication
2.1 Handle requests and inquiries relating to pest and foliage problems.
2.2 Communicate with district administrators and staff about integrated pesticide/herbicide management, including training, notice and posting, sanitation, and pesticide/herbicide storage.
2.3 To acquire and maintain a cell phone to be on call as needed.
3. General Maintenance
3.1 Assign all general maintenance/carpentry work and oversee completion of repairs and
maintenance of district facilities, including repairing woodwork; replacing electrical switches,
fixtures, and motors; painting, repairing, and replacing plumbing fixtures and drainage systems;
and replacing broken glass.
3.2 Prepares and manages the summer paint schedule of all buildings throughout the district.
3.3 Inspect building exterior and interior, and grounds; perform maintenance and minor repairs.
3.4 Detect and report needed major repairs on building structures and their roof systems.
3.5 Complete repairs as requested on work orders by Maintenance Supervisor/Director.
3.6 Assist with the relocation of furnishings, such as desks, tables, chairs, file cabinets, etc.
3.7 Move, install, assemble, and repair school furniture.
3.8 Install door and window assemblies and hardware.
3.9 Install ceiling and floor materials.
3.10 Knowledge and maintaining records of the duplication of keys for all the keying system
throughout the district.
3.11 Acquire quotes and purchase parts and supplies for all general maintenance repairs.
4. Safety
4.1 Coordinate and present ten safety-training sessions per year as required by district policy.
4.2 Implement A.D.A. regulations as required.
4.3 Operate equipment and use tools following established safety procedures.
4.4 Maintain tools and equipment and perform preventive maintenance as required.
4.5 Follow established safety procedures and techniques to perform job duties, including lifting, climbing, etc.
4.6 Correct unsafe conditions in the work area and report any conditions that are not correctable to the Maintenance Supervisor/Director immediately.
4.7 Attend school/training sessions as required.
4.8 Perform monthly Playground Inspections, Perform Monthly Net Inspections, and Quarterly Safety Inspections.
4.9 Perform all other duties as assigned by Maintenance Supervisor/Director.
SUPERVISORY RESPONSIBILITIES:
Supervise and evaluate work of general maintenance/carpentry personnel. Assigns work orders and ensures a timely and safe completion. Responsible to schedule and facilitate monthly safety meetings. Inspects and submits monthly playground and shop safety reports as required.
EQUIPMENT USED:
Power and hand-held sprayer application equipment, power tools (drill, saw, etc.), hand tools, welder (gas and electric air), trimmer, blower, edger, and garden tools.
WORKING CONDITIONS:

Continual walking and standing; frequent heavy lifting and carrying; climbing, stooping, bending, kneeling, and reaching. Ability to operate power and hand tools. Work outside and inside. Exposure to extreme temperatures, dust, fumes, and odors. Exposure to mechanical, electrical, and chemical hazards. Work around moving objects or vehicles.
