Founding Market Partner / Property Manager — Vacation Rental Management

Magnolia Vacation Rentals is exploring expansion into the Myrtle Beach / Grand Strand market and is looking for a local founding market partner to help build and grow a regional vacation rental management operation.

This is not a traditional salaried job.

This is a business opportunity for someone with local vacation rental, hospitality, property management, real estate, or operations experience who wants to help build something from the ground up with the support of an established vacation rental management company.

About Magnolia

Magnolia Vacation Rentals is an established short-term rental management company based in Tennessee. We manage vacation rental properties with a focus on owner service, guest experience, revenue management, property care, and long-term reputation.

We are now evaluating Myrtle Beach as a potential expansion market.

Our goal is not to simply “open another location.” Our goal is to find the right local operator who can help build Magnolia Myrtle Beach into a serious regional branch.

The Opportunity

We are looking for someone local to the Myrtle Beach / Grand Strand area who wants to help launch and grow a vacation rental management company in partnership with Magnolia.

Magnolia would bring:

Important Compensation Note

This is not a salaried position at the beginning.

This is a partnership-based opportunity tied to the growth and profitability of the Myrtle Beach market.

Compensation would be structured around profit share, performance, ownership participation, or another mutually agreed business arrangement depending on experience, licensing, contribution, and fit.

If you are only looking for a traditional hourly or salaried job, this is probably not the right opportunity.

If you are entrepreneurial, know the market, and want to help build something with long-term upside, this may be worth a conversation.

• Understands vacation rentals or hospitality operations

• Communicates well with owners, guests, vendors, and leadership

• Understands the importance of cleaning, maintenance, inspections, and guest readiness
• Can build relationships with local owners, agents, cleaners, and vendors
• Is organized and responsive
• Wants to help build a serious regional business over time

South Carolina property management licensing experience is a major plus. Existing licensure as a South Carolina Property Manager, Property Manager-in-Charge, Broker, or Broker-in-Charge is highly valuable, but not required for an initial conversation.

Potential Responsibilities

Depending on fit, licensing, and final structure, the founding market partner may help with:

• Evaluating the Myrtle Beach / Grand Strand vacation rental market
• Building local vendor relationships
• Identifying potential owner clients
• Supporting property onboarding
• Helping with local inspections and quality control
• Developing relationships with real estate agents and STR owners
• Supporting guest and owner issue resolution locally
• Helping Magnolia understand local regulations, market dynamics, and competitive landscape
• Helping launch and grow Magnolia’s Myrtle Beach presence
