Project Manager – Multifamily Value-Add Renovations

A nationally recognized real estate investment and asset management firm is seeking an experienced Project Manager to oversee major multifamily value-add, renovation, and capital improvement initiatives across select Southeast markets. The organization specializes in multifamily, mixed-use, and retail assets and has deployed billions in institutional capital over several decades. This is a high-impact role responsible for managing complex renovation programs, capital projects, and community improvements ranging from $15M to $50M.
About the Role:
Reporting to senior construction leadership, the Project Manager will oversee all aspects of value-add renovation projects, including interior unit upgrades, common area improvements, and large-scale deferred-maintenance initiatives. The role requires strong coordination between construction, property operations, asset management, and acquisition teams. The ideal candidate will bring a deep understanding of multifamily construction, project scheduling, vendor negotiations, and field oversight. Regular on-site presence and travel to assigned communities are required.
Key Responsibilities:
• Identify, plan, and monitor all major in-house and contracted improvement work across assigned communities.
• Conduct periodic site reviews to ensure quality, progress, and alignment with project goals.
• Prepare bid packages, coordinate pre-bid meetings, and evaluate proposals from qualified contractors.
• Review contractor pricing against plans and verify accuracy prior to contract award.
• Review and approve contractor change orders, mock-ups, and field modifications.
• Oversee daily construction activities, ensuring safety, quality, and timeline adherence.
• Maintain comprehensive project documentation, including schedules, cost reports, weekly updates, and progress photos.
• Collaborate with Property Management to align construction activities with operational needs.
• Ensure timely collection of lien waivers, warranties, as-builts, and final billing from all vendors.
• Support Acquisition team with pre-acquisition surveys, due diligence walks, and lender inspections.
• Lead project planning activities, including scope development, timelines, and resource allocation.
• Travel regularly to project sites; overnight travel may be required.
Required Qualifications:
• Minimum 7 years of multifamily construction management experience, including complex renovations and capital projects between $15M–$50M.
• Experience in ground-up and historic renovation projects strongly preferred.
• Proficiency with construction management systems (e.g., Procore, ACC, Microsoft Project, Smartsheet, P6).
• Demonstrated expertise in project scheduling, cost control, and budget management.
• Proven experience with project buyout processes, contract negotiations, and cost tracking.
• Ability to manage multiple timelines, priorities, and subcontractor teams effectively.
• Strong communication skills with internal teams, subcontractors, vendors, and ownership groups.
• Experience with garden-style, wrap, and/or podium multifamily assets.
• Established relationships with regional subcontractors and trades.

• Prior experience in historic renovations or adaptive-reuse projects.
