What are the responsibilities and job description for the Construction Manager/Owners Rep (Affordable Housing Renovations) position at Macdonald & Company?
We’re partnered with a growing, well-capitalized real estate platform focused on the acquisition, rehabilitation, and long-term preservation of affordable housing assets across multiple markets. As the portfolio continues to scale, they are seeking a highly capable construction professional to take ownership of capital project execution across the platform.
This is an owner-side role with direct exposure to acquisitions, asset management, and investment strategy, ideal for someone who understands the complexity of affordable housing and can operate effectively across both the technical and business sides of the platform.
The Role
You will lead the full lifecycle of capital projects across an existing portfolio, from physical diligence and scope development through procurement and execution, ensuring projects are delivered in line with budget, schedule, and long-term preservation goals.
This is a high-impact opportunity to join a platform that is actively scaling its affordable housing footprint, with a strong pipeline of preservation and rehab work.
You’ll have direct visibility into how capital projects influence asset performance, resident experience, and long-term affordability outcomes, while positioning yourself for future leadership within the business.
Key Responsibilities
- Lead physical diligence efforts, including PNAs, environmental reports, and building systems evaluations
- Translate findings into clear, executable scopes aligned with underwriting, financing structures, and preservation strategies
- Drive preconstruction efforts, coordinating third-party consultants, inspection firms, and contractor bidding
- Identify risks, scope gaps, and constructability challenges early — particularly within occupied renovation environments
- Support contractor selection, bid leveling, and contract negotiations
- Oversee execution across multiple projects, ensuring alignment on scope, schedule, and budget
- Partner with internal teams across Acquisitions, Asset Management, and Property Management to ensure seamless project delivery
- Provide clear reporting on project performance, capital deployment, and risk
What They’re Looking For
- 5–10 years of experience in construction project management, with a strong focus on affordable housing, rehabilitation, and preservation work
- Experience working within owner/developer, GC, or owner’s rep environments
- Strong understanding of building systems, renovation sequencing, and working within occupied environments
- Experience managing multiple projects across a portfolio
- Ability to operate independently in a lean, fast-paced environment
Key Attributes Reinforced
- Deep rehab / occupied renovation experience is the primary requirement
- Comfortable operating in an early-stage, build-the-plane environment (scrappy, fast-paced, evolving systems)
- Ability to grow into broader business-unit leadership over a 3–5 year horizon, while remaining hands-on initially
- Ability to translate execution into fee-based revenue, budget discipline, and value creation — not just cost control
Salary : $140,000 - $170,000
