Position Title: Facility Coordinator

SUMMARY OF POSITION:
A general handyman with the ability to fix and maintain building equipment such as plumbing, electrical, and building and grounds upkeep. Tasks include plumbing work, painting, flooring repair and maintenance, electrical repairs, and troubleshooting heating and air conditioning systems.
SUCCESSFUL CANDIDATES:
• High School and/or GED required.
• 3-5 years’ experience as a handyman.
• Efficient and friendly when working with both customers and employees.
• Self-motivated with the ability to multitask and problem-solve.
• Good time management and organizational skills.
• Consistent, appropriate dress and manners.
• Ability to handle tasks effectively in an interruption-rich environment.
• Able to contribute positively as part of a team, assisting with various tasks as requested.
ESSENTIAL FUNCTIONS OF THE JOB:
• Responsible for general maintenance, repair, and cleaning of property and facilities.
• Assist in developing preventive and corrective maintenance programs.
• Completes daily work assignments in a timely and accurate manner.
• Analyze repair requests and troubleshoot them.
• Perform installations, assembling, fittings, repairs, and replacements as needed.
• Handle emergency maintenance and repair works.
• Stock adequate maintenance materials and equipment to avoid shortages and excesses.
• Maintain complete records of daily maintenance activities.
• Maintain work area clean, safe, and organized.
• Operate maintenance equipment safely to avoid accidents.
• Maintain the tools and equipment in safe, clean, and good working conditions.
• Assist co-workers when needed.
• Adhere to company policies, safety regulations, and OSHA requirements.
• Perform maintenance tasks based on pictures, blueprints, written descriptions, and oral instructions.
• Schedule inspections to identify preventative maintenance needs and unreported damages.
• Maintains heating and air conditioning systems for the property. Trouble shoot necessary maintenance and repairs, when possible, prior to utilizing outside contractors.
• Responsible for ground keeping including mowing, weed eating, and snow removal of sidewalks. • Ensure the property is safely maintained for all clients, staff, and visitors.
• Assures that necessary inspections and certifications are acquired and maintained.
• Assists in procuring maintenance services, equipment, and supplies; maintains records and inventory of all materials and equipment utilized by the department.
• Reviews work orders regularly and schedules requested repairs and maintenance based on need, priorities, resources, and current workload.
• Troubleshoot and repair small appliances. (i.e., dishwashers, refrigerators, etc.)
• Maintain the cleanliness of outside spaces such as parking lots and sidewalks.
• Performs various minor remodeling jobs as directed.
• Performs other duties as assigned by supervisor, which is consistent with the position.
KNOWLEDGE, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS (KSAP’s):
• High school diploma or equivalent
• Considerable knowledge of the operating principles and maintenance requirements of facility mechanical and electrical systems; considerable knowledge of the design and physical layout of facilities.
• General knowledge of the practices, procedures, materials, and equipment used in the plumbing, refrigeration, heating and air conditioning, carpentry, masonry, and electrical trades work.
• Demonstrated interpersonal skills necessary to deal tactfully and effectively with persons at all levels to develop and maintain productive relationships both inside and outside the organization.
• Experience using hand and electrical tools.
• Ability to learn new skills quickly and assimilate them into daily work.
• Ability to work independently and in a team environment.
• Ability to multitask with attention to detail.

The physical demands described here represent those that must be met by an employee to perform the essential functions of this job successfully. This is not a sedentary position, employee is active and on the go most of the day.
Work Environment: While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts, and vibration. The noise level in the work environment and job sites can be loud.
Equipment: Skilled in the use of hand and power tools, ability to take apart machines, equipment, or devices to remove and replace defective parts, ability to check blueprints, repair manuals, or parts catalogs, and ability to use standard tools such as hammers, saws, drills, and wrenches.
Hours: This position typically works a regular schedule, beginning daily at 7:00 am and ending at 3:00 pm Monday through Friday (may vary). Hours may be adjusted as per the supervisor during high production times or tight project deadlines. Occasional Saturday and Sunday coverage may be required.
Physical Demands: Must be able to sit, stand, climb stairs, walk, lift, carry, push/pull, bend, and stoop. Must be able to perform fine motor skills. Hearing and visual ability are required to read manuals and other documents. Must be able to lift and/or move up to 75 pounds.
