Key Responsibilities:
Strategic Leadership:
Develop and execute innovative leasing and marketing strategies to exceed occupancy and revenue targets across assigned manufactured home communities.
Team Development:
Lead and mentor a team of Leasing Consultants, providing tailored training, ongoing support, and performance evaluations to maximize individual and collective success.
Collaborative Excellence:
Work closely with community managers, maintenance teams, and regional staff to ensure a smooth resident experience from initial inquiry to move-in and long-term residency.
Market Insight:
Stay attuned to local and regional market trends, competitor communities, and home pricing to develop effective pricing strategies and targeted marketing campaigns.
Community Alignment:
Conduct regular visits to communities to ensure leasing and marketing efforts reflect community goals and uphold M. Shapiro's standards for curb appeal and professionalism.
Network Expansion:
Build and manage a referral network, including local businesses and real estate professionals, to generate quality leads and increase occupancy.
Resident Loyalty:
Oversee resident retention programs that foster satisfaction, encourage renewals, and strengthen the sense of community within our manufactured housing developments.
Marketing Synergy:
Partner with the marketing team to produce compelling home listings, signage, and digital/social media campaigns that resonate with prospective residents.
Performance Reporting:
Compile and present detailed leasing reports with KPIs, market analysis, and actionable strategies to senior leadership.
Data Management:
Ensure accurate tracking of leasing activity, resident communication, and market data to support informed, data-driven decisions.
Team Culture:
Promote a collaborative, growth-oriented culture within the leasing team, emphasizing accountability, customer service, and continuous learning.
Training and Development Responsibilities:
Design and implement comprehensive training programs for new and existing Leasing Consultants.
Lead training sessions on sales techniques, customer engagement, fair housing regulations, and company standards.
Offer ongoing mentorship and support to enhance team performance and leasing success.
Partner with HR to onboard new team members and conduct orientation programs.
Integrate industry best practices and new trends into training content.
Measure training effectiveness through feedback, assessments, and leasing performance.
Facilitate role-play scenarios and workshops to sharpen negotiation and sales skills.
Act as a subject matter expert during team meetings and development sessions.
Required Skills/Abilities:
- Demonstrated success in leasing and sales within the manufactured housing industry.

Education and Experience:
