Position: Project Manager
Schedule: Full-Time/ Part-Time (30-40hr/ week)
Location: Commerce City, CO
Position Summary
The Project Manager is responsible for managing commercial construction projects from pre-construction handoff through final completion. This role oversees project planning, budgeting, scheduling, procurement, contract administration, subcontractor/vendor coordination, field communication, safety expectations, quality control, change management, and closeout.
The ideal candidate is organized, detail-oriented, proactive, and capable of managing multiple small to mid-size commercial façade, glazing, storefront, curtain wall, and tenant improvement projects. This person must be comfortable working closely with owners, general contractors, architects, engineers, internal fabrication teams, field crews, vendors, and company leadership to ensure projects are completed safely, on time, within budget, and to the company’s quality standards.
Essential Duties and Responsibilities
Project Management & Coordination
- Manage assigned commercial construction projects from startup through closeout.
- Review project scope, contracts, drawings, specifications, budgets, schedules, and project requirements.
- Coordinate with estimating/pre-construction teams to ensure a complete and accurate project handoff.
- Develop and maintain project schedules, milestone tracking, procurement timelines, and installation plans.
- Coordinate communication between general contractors, architects, engineers, vendors, fabricators, subcontractors, and operations team. Serve as a primary point of contact.
- Lead project meetings, internal coordination meetings, and project status updates.
- Monitor project progress and proactively identify issues that may impact cost, schedule, safety, quality, or customer satisfaction.
- Communicate project status, risks, delays, changes, and solutions in a timely manner.
- Coordinate procurement of materials.
- Work with suppliers, vendors and fabrication resources.
- Review shop drawings, submittals, engineering documents.
- Track long-lead items and proactively address supply chain or delivery concerns
- Coordinate with operations teams to ensure materials and information are available before installation begins.
Budgeting, Cost Control & Financial Management
- Manage project budgets, cost tracking, forecasting, and financial performance.
- Review and approve project-related costs, invoices, purchase orders, change orders, and subcontractor/vendor billing.
- Identify cost impacts early and communicate financial risks to leadership.
- Prepare, price, submit, and track change orders in a timely manner.
- Support accurate monthly project reporting, including cost-to-complete projections and project status updates.
- Work to protect company margins while maintaining strong client relationships.
Contract Administration & Documentation
- Review contracts, scopes of work, project requirements, and general conditions.
- Manage project documentation, including RFIs, submittals, change orders, meeting minutes, daily reports, correspondence, and closeout documents.
- Ensure project files are organized, accurate, and maintained according to company standards.
- Track approvals, revisions, field directives, and project communication to minimize risk and avoid delays.
- Ensure project documentation supports billing, change management, claims prevention, and project closeout.
Field Operations, Safety & Quality
- Partner with superintendents, foremen, installers, and field teams to support efficient project execution.
- Promote a strong safety culture and ensure project teams follow company safety expectations, site-specific safety requirements, and applicable OSHA standards.
- Support the company’s goal of maintaining injury- and incident-free work sites.
- Monitor installation quality and ensure work is performed according to approved drawings, specifications, manufacturer requirements, and company standards.
- Assist in resolving field issues, design conflicts, material concerns, and installation challenges.
- Conduct or participate in jobsite visits, punch walks, progress reviews, and closeout inspections.
Required Qualifications
- Construction Management degree or minimum of 2–5 years of project management experience in commercial construction.
- Experience managing commercial façade, glass/glazing, storefront, curtain wall, windows, building envelope, or tenant improvement projects preferred.
- Strong understanding of construction drawings, specifications, scopes of work, schedules, contracts, RFIs, submittals, and change orders.
- Ability to manage multiple projects, deadlines, priorities, and stakeholders at the same time.
- Strong budgeting, cost control, forecasting, and project documentation skills.
- Experience coordinating vendors, subcontractors, fabrication, procurement, and field installation teams.
- Strong communication, leadership, problem-solving, and organizational skills.
- Ability to work independently while maintaining strong collaboration with internal teams and leadership.
- Proficiency with Microsoft Office, Excel, Outlook, and construction management software such as Procore, Bluebeam, PlanGrid, Microsoft Project, or similar platforms.
- Valid driver’s license and ability to travel to job sites as needed.

- Work is performed in both office and active construction site environments.
- Must be able to wear required personal protective equipment when visiting jobsites.
