- Assists with Assigning and overseeing the work of maintenance team.
- Assists with the planning and preparation of training and orientation for new maintenance team members.
- Ensures proper chemical balance in pools and assists in logging daily state required testing maintaining proper documentation.
- Assists with maintaining inventory of the maintenance shop.
- Collaborates with Property Manager to schedule vendors.
- Performs general plumbing, electrical, and heating, ventilation, and air conditioning (HVAC) repairs to the facility’s equipment and structures.
- Works with Property Manager to plan work priorities, obtain necessary supplies, and assess skills needed to complete tasks.
- Assesses work orders and turns to plan work assignments.
- Collaborates with team members to discuss upcoming work assignments; delegates assignments based on team members’ skills and experience.
- Ensures maintenance and repair work is completed safely, effectively, and in a timely manner.
- Assists team members with advanced problems with given assignments.
- Inspects work performed by team members.
- Tracks and logs materials, and other resources used for inventory purposes.
- Performs snow removal including outside of regular business hours as needed.
- Works with Property Manager to coordinate safety meetings.
- Maintain a professional and courteous attitude by providing exceptional customer service.
- Shares availability for emergency on-call.
