JOB POSTING: Live-In Building Superintendent

Position Overview
Skyview at Carriage City Condominium Association is seeking a skilled, reliable, and professional Live-In Building Superintendent to oversee the day-to-day operations, maintenance, and staff management of our 227 unit, 17 story residential property in Rahway, NJ. The ideal candidate possesses a strong technical background in building systems, exceptional problem-solving skills, sound administrative capabilities, and a commitment to providing excellent service to our residents and management team.
Key Responsibilities
- Building Operations & Maintenance: Perform general repairs (plumbing, electrical, HVAC, carpentry, painting). Conduct daily boiler inspections (pressure, temperature, fuel supply) and maintain logbooks. Maintain common-areas and utilities, and ensure electrical/mechanical rooms remain clean and code-compliant.
- Administrative & Financial Operations: Accurately track, organize, and document vendor invoices, receipts, and material expenses. Work closely with and receive support from the management team to monitor maintenance budgets, review expenditures, and ensure cost-effective facility operations. Manage BuildingLink or similar building portal for managing move-in and maintenance requests, staff scheduling, and more. Monitor building cameras and security as needed for safety and resident compliance with house rules.
- Staff Supervision: Coordinate, schedule, and train the onsite maintenance and concierge staff to ensure seamless daily coverage. Also coordinate with the on-site (but separate) Hotel management as needed.
- Contractor & Vendor Coordination: Schedule and oversee outside vendors. Assist with quarterly/annual building inspections, certifications, and building-wide capital projects.
- Resident & Management Support: Respond promptly to maintenance requests, oversee resident move-ins/move-outs, install elevator protection, and maintain professional and positive resident relations.
- Emergency Response & Incident Management: Monitor fire alarm panels. Act as the primary responder for building emergencies (leaks, power outages). Demonstrate strong judgment and a calm demeanor when managing building incidents, ensuring all situations are handled safely, documented thoroughly, and escalated appropriately.
- Policy Compliance & Documentation: Keep logs of all daily inspections, preventive maintenance activities, incident reports, and vendor visits. Ensure all building rules, safety standards, and operational policies are consistently followed.
Work Schedule
- Standard Hours: 40 hours per week (Typical schedule: 7:00 AM – 4:00 PM, Tuesday through Saturday).
- Flexibility Required: Must have the flexibility to handle emergency after-hours, weekend calls, and rotating holiday on-call shifts.
Qualifications & Requirements
- Proven experience as a building superintendent or in a senior facility maintenance role.
- Hands-on proficiency in plumbing, electrical, HVAC, boiler systems, and carpentry.
- Mandatory Certification: Must possess a valid New Jersey Black Seal Boiler Operator License, or be willing to complete immediately upon hire.
- Must fulfill and satisfy all local municipal superintendent registration, testing, and licensing ordinances required for multi-family residential complexes.
- Experienced in documenting invoices, organizing receipts, and managing day-to-day maintenance finances with guidance and support from property management.
- Proven track record of exercising sound, independent judgment during unexpected building incidents while strictly adhering to established association policies.
- Strong organizational skills with experience managing and scheduling staff.
- Excellent interpersonal and communication skills for interacting with residents, vendors, and management.
- Ability to maintain strict confidentiality regarding resident and association business.
- Must successfully complete an initial 90-day probationary evaluation period.
- English proficient
Compensation & Benefits
- Base Salary: $70,000 - $80,000 per year (Salaried Exempt).
- Onsite Housing Provided: A housing stipend towards an on-site unit is included as a condition of employment.
- Paid Time Off: Vacation and PTO allotments matching company policy.
- Holidays: Shared, rotating on-call schedule for federally recognized holidays.
- Tools Provided: all tools and equipment are owned, provided by and kept on-site by the Association.
- Communication: A company-issued phone will be provided for all on-call shifts and primary business communications in addition to company provided email and tech.
