Job Title: Assistant Superintendent

Location: Martin Luther Terrace Apartments, 116 Wartburg Court, Kings Park, Suffolk County, New York 11754
Reports To: Superintendent
FLSA Status: Non-exempt; Full-time 35 hrs/wk (plus paid on-call as needed)
Summary: Performs maintenance tasks at a HUD-subsidized housing facility for seniors and the disabled, striving to maintain the facility in a state of cleanliness, good repair, and attractive appearance, with a customer-service-driven focus.
Essential Duties and Responsibilities:
1. Perform routine maintenance tasks as assigned, including but not limited to cleaning of community building facilities; cleanup and maintenance of grounds; trash collection and removal from common areas and outdoor areas; snow removal and other weather-related cleanup; cleaning, preparing and painting vacant apartments; and installing appliances.
2. Complete assigned work orders and related paperwork on a timely basis, including but not limited to light plumbing (changing faucets, fixing leaks, etc.); electrical (changing lighting fixtures/bulbs, etc.); HVAC; other preventive maintenance and minor repairs to individual apartments or common areas.
3. Assist with move-in, move-out, and annual unit inspections in accordance with HUD regulations and standards.
4. Interact with outside contractors such as plumbers, electricians, HVAC, snow removal and landscapers, sanitation providers and any other companies providing service to the facility.
5. Assist with tenant activities including holiday parties, tenant meetings, etc. May involve set-up, serving, and cleanup.
6. Explain rules to tenants, as established by owner or management, regarding sanitation and maintenance requirements, parking regulations, unit inspections.
7. Inform tenants of facilities such as laundries, community room, etc., and demonstrate use and care of equipment for tenant use.
8. Respond to emergency situations, including but not limited to lack of heat, power outage, leaks and plumbing issues on an on-call basis when the superintendent is not available or requires additional assistance.
9. Keep records and prepare reports for Superintendent or management.
10. Perform any other tasks as assigned by the Superintendent or management.
Education / Experience / Skills
1. Must have knowledge of fire and safety procedures, grounds maintenance, light plumbing, carpentry, and electrical.
2. High school diploma or general education degree (GED); three months related experience and/or training; or equivalent combination of education and experience.
3. Must have strong interpersonal skills and communicate in a professional manner.
4. Must be capable of working with the senior and disabled population in a calm, respectful, and compassionate manner, in compliance with fair housing and privacy laws.
5. Must have the ability to read and understand documents and instructions, and to communicate verbally in a clear and understandable manner.
