The Associate, Surveillance will provide servicing and asset management support for loans originated by Lument Real Estate Capital, effective from when loan closes through the time in which the loan pays off or is liquidated. In this position, the team member will be responsible for managing various tasks throughout the loan servicing and asset management process.

Essential Duties & Responsibilities
- Assist with the collection, review and preliminary analysis of property operations statements by specified due dates in a timely manner
- Review and analyze property financial operations per established investor chart of accounts and internal guidelines
- Analyze property financial operations for trends and risk indicators
- Review rent roll information for accuracy and identify risk and market trends
- Assist with watch list commentary as needed, identifying variance and providing commentary
- Assist with ordering and managing third-party inspection vendors and orders
- Assist with the site inspection documentation process, including the following: tracking inspection details, ordering inspections, communication with borrowers and management agents, processing follow up documentation and delivering information to investors
- Respond to all internal and external customer inquiries in a timely, accurate and professional manner
- Cross-train in various functions of the department to as directed by the manager
- Provide regular status updates to manager regarding any outstanding items or deadlines
- Work professionally and harmoniously with team and coworkers
- Other projects and duties as assigned

Required
Education, Skills & Experience
- Bachelor’s degree with a concentration in Finance, Real Estate, Management or Business
- 2-3 years in commercial mortgage servicing or commercial real estate is required, with exposure to FHA, USDA, Ginnie Mae, Freddie Mac or Fannie Mae loans. An equivalent combination of education and experience which clearly demonstrates the knowledge and skill set to perform the job functions will be considered.
- Strong interpersonal skills demonstrated by an ability to communicate effectively with colleagues, clients (internal & external), all investors, legal counsel, and others. Must also demonstrate an excellent customer service attitude
- Proficiency in Microsoft Office, Word, Excel, and PowerPoint
- Creative and effective problem-solving skills, excellent organizational and analytical skills as well as focus and attention to detail
- The ability to effectively self-manage and to work independently, while functioning as a highly effective member of the team
- Positive attitude and willingness to take initiative to seek out additional tasks and responsibilities
- Ability to plan, organize, and prioritize assignments, and to meet critical and established deadlines; Ability to manage multiple assignments and transactions simultaneously.
- This position is expected to assist junior team members in managing and prioritizing their workload and support the manager as needed
- Professional business image and excellent command of the English language, both verbally and in writing (spelling, grammar, and punctuation)
- Flexibility and ability to work under pressure with tight deadlines and constant interruptions; Ability to adjust priorities in a changing environment
