In this role, you’ll perform a wide range of interior and exterior maintenance, repairs, and improvements across LHA-owned facilities, grounds, and equipment. You’ll also serve as a key support to the Maintenance Team Lead, stepping in as needed and building leadership experience.

  • Perform preventive maintenance and repairs on buildings, units, grounds, and equipment

  • Troubleshoot and repair plumbing, electrical, HVAC, carpentry, and appliance issues
  • Support and back up the Maintenance Team Lead as assigned
  • Ensure compliance with safety standards and LHA policies

This is a full-time regular non-exempt position with a hiring range of $51,996 to $57,500 per year depending upon experience. In addition, this position is offered a benefits package which includes health, vision, dental, and life insurance, a short- and long-term disability plan, a cafeteria plan, a generous paid time off policy, paid holidays, a 457(b)-retirement plan with employer match, an Employee Assistance Program, and a yearly bonus plan at the discretion of the Board of Director’s.

Job Title: Maintenance Technician II

Position Summary:

Perform routine interior and exterior preventive maintenance, repairs and improvements of all facilities, grounds and equipment owned by the Loveland Housing Authority. Provides back up and support for Maintenance Team Lead position as delegated by the Maintenance Manager.

Essential Job Functions:

  • Perform routine, vacancy, and preventive maintenance work orders within assigned portfolio.
  • This may include and is not limited to plumbing, electrical, HVAC, appliances carpentry, interior and exterior painting, drywall, window screen, concrete and masonry repairs.
  • Diagnose issues with equipment and systems and recommend solutions or escalating problems to senior maintenance staff as appropriate.
  • Properly maintain premises by performing all aspects of ground maintenance.
  • Provide excellent customer service to residents, vendors, subcontractors and the public, responding to inquiries and concerns in a professional and timely manner.
  • As directed by the Maintenance Manager, support Maintenance Team Lead with inventory management, vendor scheduling and small Capital Needs Assessments.
  • Respond to all maintenance emergencies and participate in 24-hour on call rotation duties.
  • Work collaboratively with other maintenance team members and departments to ensure timely completion of work orders, vacancies and projects.
  • Adhere to safety standards and protocols while performing maintenance tasks, ensuring a safe environment for residents and staff.
  • Maintain accurate records of maintenance activities, including work orders, repairs, and inspections. Drafting and delivery of inspection/entry notices may be required.
  • Consistently adhere to and apply Fair Housing standards.

Knowledge, Skills and Ability:

  • Must have the ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Possess the ability to write routine reports and correspondence.
  • Must also have the ability to speak effectively with customers, managers, subcontractors, and supervisors.
  • Must have the ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Must also have the ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Education and/or Experience

  • Employee must have the equivalent of a high school diploma.
  • Two years of construction trades or building maintenance experience, including the repair of building components preferred.
  • Working knowledge of custodial procedures, repair techniques, proper use and care of equipment, care and handling of chemicals and safety working procedures are also preferred.

Driver’s License, Background Check

  • Must possess and maintain a valid Colorado driver’s license with an acceptable driving record (no major violations within the last 3 years) and be insurable through our insurance carriers.
  • A criminal history and motor vehicle background check is required.

While performing the duties of this job, the employee is regularly required to stand; walk; use hands, handle, or feel; and reach with hands and arms. The employee frequently is required to climb or balance; stoop, kneel, crouch, or crawl; and talk or hear. The employee is occasionally required to sit. The employee is required to lift, carry, push and pull materials and objects weighing up to 75 pounds and heavier weights with assistance. Frequently uses power and handheld tools. Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and ability to adjust focus. Daily driving of LHA maintenance vehicle is required.

While performing the duties of this job, the employee is frequently exposed to outside weather conditions. The employee is occasionally exposed to moving mechanical parts; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; and risk of electrical shock.
