Position Summary
The Site Maintenance Supervisor is responsible for coordinating and overseeing the cleaning, grounds maintenance, unit repair, and all the properties essential systems of their assigned Housing Authority–owned and managed properties. This position ensures all properties meet or exceed HUD requirements, including NSPIRE standards, by maintaining safe, sanitary, and fully functional housing conditions.
The Site Maintenance Supervisor plays a critical role in protecting the Housing Authority’s physical assets, supporting resident health and safety, and maintaining ongoing compliance with federal, state, and local regulations through proactive maintenance planning, inspections, and supervision.
Essential Duties and Responsibilities
- Prepares site for NSPIRE inspections and assist with inspections.
- Supervises workers involved in work such as plastering, painting, replacing doors, repairing windows, and all phases of maintenance.
- Supervises cleaning of buildings.
- Directs the cleaning of the grounds.
- Supervises the maintenance and care of equipment.
- Trains and instructs the work of subordinates.
- Maintains and repairs utility systems.
- Directs workers engaged in maintaining and repairing plumbing systems.
- Requisition tools, equipment and supplies.
- May supervise workers engaged in installing, servicing, and repairing mechanical equipment.
- Assists in preparation of maintenance budget.
- Prepares monthly and other reports.
- Completes employee performance evaluations.
- Inspects work of contractors.
- Reports maintenance activities to the Property Manager.
- Reviews and submits employee time sheets.
- Reviews and inspects completed work assignments.
- Secures bids as needed from contractors or for large purchases.
- Prioritizes daily work orders and tasks.
- Assist Sheriff with set outs.
- Performs move out inspections.
Minimum Qualifications
Education: High School graduation or its equivalent.
Experience: Five years of maintenance experience with training in skilled trades such as plumbing, electrical, carpentry and construction; two years of which must have been in a supervisory capacity.
Knowledge of:
- Knowledge of maintenance procedures.
- Knowledge of tools and equipment.
- Knowledge of building and unit cleaning procedures.
- Knowledge of LMHA procurement policy.
- Knowledge of Safety & OSHA policies and requirements.
