Job Description:
Longwood University invites qualified applicants to apply for the position of Multi-Trades Technician / Trades Technician III (00159). The successful candidate will be responsible for performing preventive and corrective maintenance to maintain our physical environment at Longwood University with primary duties dedicated to the Foundation owned complexes: responding to call-back requests during non-work hours for support of the University as needed and serving as a first responder for REF emergency calls on a rotational weekend basis. This position is considered emergency personnel, which requires the selected candidate to report to work or be called in due to inclement weather, an emergency, staff shortage, etc.
Essential Responsibilities and Duties:
- Perform preventive maintenance in HVAC, plumbing, electrical, carpentry, small appliances, and controls from inspections or work orders generated from the Computerized Maintenance Management System (CMMS)
- Perform work in such a manner to ensure that each item is maintained up to or above the manufacturer's recommendations and is in compliance with EPA, DEQ, OSHA, or other governing authorities' requirements
- Maintain accurate and up-to-date information, from mechanical data to maintenance costs and man-hours, as well as deletion and addition of equipment, in the computerized P. M. system
- Maintain an adequate supply of tools and other items necessary to perform maintenance tasks
- Other duties as assigned
Requirements:
- High school diploma/GED required
- Valid Driver's License
- Journeyman license in one of the trades Mechanical/ Electrical/ Plumbing preferred or able to obtain in one year
- Demonstrated skills in major trades including HVAC, Plumbing, Electrical, Carpentry, and above-average painting/sheetrock skills and knowledge
- Demonstrated ability to use a variety of manual, power, and diagnostic tools
- Strong analytical skills with the ability to analyze and solve practical problems
- Ability to maintain documentation and service records
- Ability to use computerized maintenance management system (CMMS) software to develop and track assets, etc.
- Must be able to schedule work with the smallest impact on campus partners
- Demonstrated ability to work in a team environment and communicate effectively both orally and in writing
- Ability to safely and frequently move and handle objects weighing up to and greater than 50 pounds
- Demonstrated ability to climb and work from elevated workstations such as ladders and scaffolds
- Demonstrated ability to work for long periods standing, walking, reaching, bending, pushing and pulling
- Must be able to routinely interact appropriately and professionally with a diverse group of campus partners and stakeholders
- Demonstrated ability to make purchases responsibly
- Extensive experience in a multi-trade area preferred, including HVAC, plumbing, electrical, carpentry, small appliances, and controls
- Microsoft Word, Excel, and Outlook experience preferred
- Ability to respond to call-ins during non-working hours
