Job Summary
We are seeking a versatile and dependable Director of Maintenance & Leasing to join our property management team in Columbus, Ohio. This unique position combines hands-on maintenance leadership with leasing and resident relations support for a well-rounded community operations role.
The ideal candidate will be highly skilled in property maintenance and repairs, organized in managing day-to-day operations, and—if bilingual in Spanish and English—able to assist with leasing efforts and communication with Spanish-speaking residents.
Key ResponsibilitiesMaintenance Operations (Primary Focus)
Perform and oversee all maintenance activities, including repairs, preventive maintenance, and unit turns.
Conduct regular property inspections to identify issues and ensure safety and curb appeal.
Manage maintenance requests, prioritize work orders, and document all activity in property management software.
Coordinate with vendors and contractors for specialized repairs or capital projects.
Maintain inventory of tools, supplies, and equipment.
Ensure compliance with OSHA, EPA, Fair Housing, and local building regulations.
Participate in on-call rotations for after-hours maintenance emergencies.
Serve as a point of contact for Spanish-speaking residents and prospects.
Conduct property tours and assist with leasing inquiries and applications.
Help prepare and execute lease agreements and renewals.
Support resident satisfaction by assisting with move-ins, move-outs, and addressing concerns.
Contribute to community marketing efforts and ensure listings are current and accurate.
Maintain maintenance and leasing records accurately and efficiently.
Assist with budgeting and expense tracking for maintenance operations.
Collaborate closely with the Property Manager to ensure smooth daily operations and a positive resident experience.
Qualifications
High school diploma or equivalent required; technical training or certifications in maintenance fields (HVAC, plumbing, electrical) preferred.
3–5 years of hands-on maintenance experience in multifamily, commercial, or facilities environments.
Strong knowledge of building systems and property maintenance best practices.
Excellent troubleshooting, organization, and communication skills.
Experience using property management or maintenance software (e.g., Yardi, AppFolio, RealPage).
HVAC certification, EPA Universal, or related technical credentials a plus.
Bilingual in English and Spanish strongly preferred — Spanish fluency enables leasing responsibilities and bonus opportunities.
Ability to work independently and handle multiple priorities.
Must be able to lift up to 50 lbs and work in various weather conditions.

Hourly Rate (Maintenance Only): $17–$19/hour (based on experience)
If Bilingual and Supporting Leasing: $17–$19/hour plus bonus opportunities based on leasing performance and occupancy goals
