Senior Analyst / Asset Manager | Lone Tree Capital Partners

Location: Spanish Fork, Utah (full time, in office)

Reports to: Chief Executive Officer

Compensation: $95,000 to $110,000 base salary plus performance bonus and long-term incentive opportunities

Lone Tree Capital Partners is a vertically integrated build-to-rent (BTR) development and investment platform headquartered in Spanish Fork, Utah. The platform spans the full development lifecycle through affiliated operating entities covering land acquisition and entitlement, construction management, and property management. Capital formation and asset management housed at Lone Tree Capital Partners.

The platform controls approximately 500 acres of entitled land across Kentucky, Kansas, Iowa, and Washington with communities actively under construction and a deep pipeline of ground-up BTR developments. Our typical project is a 90 to 120 unit purpose-built rental community with a total capitalization of $25 to $30 million, capitalized through private syndication and institutional debt.

Leadership brings more than $1 billion in transaction volume and approximately 4,000 rental units financed prior to founding the platform.

We are a small, growing, mission oriented team. Every hire matters, every seat touches real deals, and experienced professionals work directly with senior leadership rather than several layers removed from decisions.

The Role

We are seeking an experienced analyst or asset manager to take ownership of two core functions as the platform scales. This role sits at the center of our investment process and works directly with the CEO, CFO, construction management team, and property management affiliate.

Underwriting and Deal Modeling (Pipeline)

• Build, own, and maintain development and investment models for pipeline deals, including construction budgets, capital stacks, absorption assumptions, hold strategy and returns analysis
• Prepare construction financing analyses, including leverage tests, debt service coverage, sensitivity tables, and lender-facing packages
• Support capital formation with underwriting materials, investment summaries, and investor-facing financial exhibits
• Screen and evaluate new land and development opportunities against platform investment criteria

Asset Management (Active Communities)

• Own performance tracking for communities currently under construction
• Coordinate with our construction management and property management teams to collect, validate, and analyze operational and financial data
• Prepare recurring lender reporting and covenant compliance tracking across active credit facilities
• Produce investor-facing performance reporting, variance analysis, and written commentary translating field-level activity into return implications
• Support lease-up monitoring, stabilization analysis, and refinance or takeout preparation as communities deliver

Qualifications

Required

• 4 years of experience in real estate asset management, acquisitions, underwriting, or development finance
• Advanced Excel modeling skills, with demonstrated ability to build a development or cash flow model from a blank workbook and defend every assumption in it
• Working fluency in real estate finance fundamentals, including construction debt structures, capital stacks, waterfall mechanics, and return metrics (IRR, equity multiple, DSCR, yield on cost)
• Strong written communication, with the ability to produce investor-grade reporting and analysis
• Based within commuting distance of Spanish Fork, Utah, and available for full-time, in-office work

Preferred

• Direct experience in multifamily, single-family rental, or build-to-rent asset classes
• Exposure to ground-up development, construction draw processes, or construction-phase asset management
• Familiarity with private syndication structures and investor reporting
• Experience with platforms reporting and investor portal systems

Compensation and Growth

Target base salary is $95,000 to $110,000 based on experience, plus a performance bonus tied to measurable outcomes including reporting accuracy, budget variance management, and model quality. Long-term incentive opportunities, including participation in deal-level economics on future projects, are part of the total compensation framework as the platform grows.

This seat is built to grow. As the platform adds communities and capital vehicles, this role is positioned to expand in scope and seniority, with a defined path toward leadership of the asset management function.
