We are seeking an experienced and highly organized Construction/Framing Project Manager to oversee a big development project in the Fairfield area. The primary focus of this position will be residential construction, with additional responsibility for select commercial and industrial projects.
The Project Manager will be responsible for managing projects from pre-construction through completion, ensuring that work is completed safely, on schedule, within budget, and to the company's quality standards. This position requires strong leadership, communication, organization, and problem-solving skills, along with the ability to effectively coordinate owners, subcontractors, vendors, suppliers, inspectors, and internal teams.
Key Responsibilities
- Manage construction projects from planning and pre-construction through final completion and closeout.
- Develop, maintain, and monitor project schedules, budgets, and milestones.
- Coordinate and oversee subcontractors, vendors, suppliers, and field personnel.
- Review plans, specifications, scopes of work, and project requirements.
- Solicit and evaluate subcontractor and vendor pricing as needed.
- Coordinate material procurement and ensure materials are available when required.
- Monitor project costs, commitments, change orders, and overall profitability.
- Identify potential schedule, cost, quality, and logistical issues and develop solutions proactively.
- Conduct regular site visits to monitor progress, workmanship, safety, and compliance with plans and specifications.
- Coordinate inspections, permitting requirements, and project documentation.
- Manage owner/client communication and provide regular project updates.
- Review and approve subcontractor invoices and project documentation.
- Prepare, review, and manage change orders.
- Maintain accurate project records, including schedules, contracts, drawings, RFIs, submittals, invoices, and closeout documentation.
- Work closely with superintendents and field personnel to ensure projects remain on track.
- Address project issues quickly and professionally while maintaining positive relationships with clients and trade partners.
- Ensure projects are completed in accordance with applicable building codes, safety requirements, plans, specifications, and company standards.
- Lead project closeout, punch lists, warranty items, and final documentation.
Qualifications
- 2 years of construction project management experience preferred.
- Experience managing residential construction projects strongly required.
- Commercial and/or industrial construction experience is a plus.
- Bilingual is preferred.
- Strong understanding of construction/framing processes, sequencing, scheduling, and project coordination.
- Ability to read and interpret construction drawings, plans, specifications, and contracts.
- Experience working with subcontractors, vendors, suppliers, owners, and inspectors.
- Strong budgeting, cost-control, and scheduling skills.
- Excellent written and verbal communication skills.
- Strong organizational skills and attention to detail.
- Ability to manage multiple projects and priorities simultaneously.
- Strong problem-solving and decision-making abilities.
- Proficiency with Microsoft Office and construction/project management software.
- Valid driver's license and ability to travel to project sites throughout the DFW and Fairfield area.
Preferred Qualifications
- Bachelor's degree in Construction Management, Engineering, Business, or a related field.
- Experience with estimating, budgeting, and contract administration.
- OSHA safety training or other relevant construction safety certifications.
- Experience managing projects from $500K to $10M is a plus.
