The Opportunity
We’re looking for a sharp, self-driven Commercial Property Manager to take ownership of a diverse portfolio of office, retail, and business association properties. You’ll work directly with our VP of Property Management in a fast-moving environment where your responsiveness, judgment, and relationship skills make a direct impact on tenant retention and asset performance. This is a high-trust role with real autonomy — for someone who leads with integrity, communicates directly, and follows through without being asked.
What You’ll Own
Property Operations
- Lead day-to-day operations across a multi-asset portfolio with confidence and minimal ramp-up
- Partner with the Facility Manager to triage work orders, coordinate vendors, and hold them accountable to scope, quality, and timing
- Conduct regular site inspections and proactively communicate planned maintenance and service updates to tenants
- Obtain bids, support contract administration, and help develop long-term maintenance plans
- Be available for after-hours emergencies when needed (with team support)
Lease Administration & Tenant Relations
- Serve as the primary point of contact for tenants — professional, proactive, and solutions-oriented
- Maintain strong command of lease terms, key dates, tenant obligations, and landlord responsibilities
- Coordinate move-ins, move-outs, and build-out activity across tenants, brokers, vendors, and internal teams
- Prepare and review leases, renewals, amendments, and tenant notices in coordination with leadership and legal counsel
Financial Reporting
- Support monthly financial reporting, annual budgets, capital planning, and CAM/NNN reconciliations
- Monitor billing and collections; follow up on delinquencies and resolve discrepancies with accounting
- Partner with ownership on asset management goals, operating plans, and expense control
Leadership & Collaboration
- Work closely with the VP of Property Management and the facilities team to deliver consistent, high-quality tenant experience
- Serve as the Landlord’s representative with owners, tenants, and vendors
- Mentor and develop support staff as the team grows

What You Bring
- 3–6 years of commercial property management experience (office/retail preferred)
- Proven ability to manage a multi-property portfolio independently and under pressure
- Strong financial acumen — budgets, CAM reconciliations, variance reporting
- Experience with commercial PM software (MRI, Yardi, AppFolio, or similar) a plus
- Proficient in MS Office Suite (Word, Excel, Outlook, PowerPoint, CoPilot) and Adobe
- Bachelor’s degree or equivalent experience
- Valid driver’s license, reliable transportation, and clean background check
- Willingness to make occasional trips to properties outside of Omaha, as needed.
- Consistent, reliable attendance and the ability to meet deadlines in a fast-paced environment
- Ability to work standard business hours (M–F, 8AM–5PM) with flexibility for occasional evenings, weekends, or urgent situations as needed
