Job Overview
LockSmart Self Storage - Nolanville in Belton is seeking a reliable, organized, and energetic Assistant Property Manager & Marketing Outreach Coordinator to support the day-to-day operations of our storage facility while helping drive marketing efforts and community engagement. This is an excellent role for someone who enjoys interacting with people, has strong organizational skills, and takes pride in maintaining a clean, well-run property. You will work closely with the Property Manager to ensure the facility operates smoothly, is well-maintained, and remains a trusted storage choice in the Burnet community.
Key ResponsibilitiesProperty Management Support
Tenant Relations
- Respond to tenant inquiries, assist with leasing and move-ins/move-outs, and address concerns in a timely, professional manner.
- Support rent collection efforts and follow up on delinquencies to maintain strong collections.
Facility Operations & Cleanliness
- Conduct regular walk-through inspections of all units, buildings, and grounds to ensure they are clean, secure, and free from hazards.
- Oversee daily upkeep including trash pickup, sweeping, pest control monitoring, and general site appearance.
- Coordinate maintenance and repair requests, ensuring vendors complete work quickly and to company standards.
- Maintain inventory of office and maintenance supplies, ensuring the office is clean and organized at all times.
Administrative Duties
- Assist with preparing and reviewing reports, budgets, and other operational documentation.
- Support accounts payable/receivable tasks and general office administration (filing, data entry, recordkeeping).
U-Haul Operations
- Support the Property Manager in managing U-Haul rentals, returns, and reservations.
- Inspect equipment for cleanliness and proper operation upon check-in and check-out.
- Assist customers with completing rental agreements, collecting payments, and explaining U-Haul policies.
- Maintain accurate records of U-Haul transactions and ensure the lot is organized and presentable.
Marketing Outreach Coordination
Community Engagement
- Build and maintain relationships with local businesses, real estate agents, marinas, RV dealerships, and community organizations in Burnet.
- Represent Lone Star Boat & RV Storage at community events, local chamber meetings, and other networking opportunities.
Marketing Support
- Distribute flyers, brochures, and promotional materials to target audiences.
- Assist in creating and posting engaging content for the facility’s social media accounts.
- Help brainstorm and execute marketing campaigns to increase occupancy and strengthen the brand’s local presence.
Qualifications
- Prior experience in property management, self-storage, or customer service preferred.
- Basic understanding of marketing principles and outreach strategies.
- Strong communication and interpersonal skills.
- Highly organized with the ability to handle multiple responsibilities.
- Proficient in Microsoft Office; familiarity with social media platforms.
- Knowledge of Burnet and surrounding communities is a plus.
- Familiarity with Storedge management software is a plus.
- Bilingual (Spanish) is a plus.
- High school diploma or equivalent required; additional education in business or marketing is a plus.
Pay: From $19.00 per hour
