LoanFunders.com is a commercial mortgage lending and loan facilitation brokerage specializing in bridge loans, hard money, DSCR, and fix-and-flip financing. We work with real estate investors, developers, and operators across the country, offering both in-house loan products and access to a curated panel of institutional and private lenders. We move fast, structure creatively, and close deals others can't.
We are looking for a driven, self-starting Commercial Loan Sales Representative to grow our loan origination volume. This is a hybrid role: you will actively pitch and close in-house loan products while also facilitating brokered deals when borrower needs fall outside our direct programs. You will be expected to build and maintain your own pipeline through a combination of cold outreach, referral development, and inbound lead follow-up.
This is not an order-taking position. We want a hunter who thrives on the phone, knows how to build relationships with real estate professionals, and understands commercial real estate finance at a working level.
• Conduct high-volume cold calling to real estate investors, developers, operators, wholesalers, and REITs to generate new loan opportunities
• Prospect via phone, email, and LinkedIn to build a consistent top-of-funnel pipeline
• Develop and maintain a call list targeting target asset classes including multifamily, mixed-use, industrial, fix-and-flip, and short-term rental portfolios
• Execute structured follow-up sequences on warm leads and referral introductions
• Present and sell LoanFunders’ in-house loan products as the primary offering on every qualified deal
• Qualify borrowers on key credit factors: LTV, DSCR, property type, exit strategy, and timeline
• Collect and review preliminary deal information to assess fit before submitting to underwriting
• Manage the borrower relationship from first contact through term sheet issuance
• Identify deals that fall outside in-house product guidelines and place them with appropriate lender partners
• Maintain working knowledge of our lender panel across bridge, DSCR, hard money, SBA, and construction loan programs
• Coordinate with lenders and borrowers to facilitate smooth deal progression on brokered files
• Track all brokered deal activity and associated fees in CRM
• Build and maintain referral relationships with real estate attorneys, accountants, title agents, mortgage brokers, and commercial RE agents
• Attend local real estate investor meetups, REIA events, and networking functions to grow your book of business
• Follow up consistently with past borrowers for repeat business and referrals
• 2 years of experience in commercial real estate finance, mortgage lending, or financial services sales
• Demonstrated track record of cold calling and new business development
• Working knowledge of commercial loan structures: bridge, hard money, DSCR, fix-and-flip
• Strong phone presence and ability to hold credible conversations with sophisticated borrowers
• Highly organized with disciplined CRM habits and pipeline tracking
• Self-motivated with the ability to work independently and manage your own schedule
• Existing referral network in the real estate investor or commercial real estate community
• Familiarity with DSCR underwriting, LTV analysis, and deal structuring
• Experience placing deals with private lenders, debt funds, or CMBS platforms
• Active NMLS license or willingness to obtain one
• Base Salary:
• Base Salary: $45,000 – $65,000 depending on experience
• Commission: Tiered BPS payout on in-house closings; percentage split on brokered facilitation fees
• Earning Potential: Top performers earning $120,000–$180,000 annually
• Ramp-period draw against commission available for qualified candidates
