Living Room Property Management and the Living Room Fixer team strives to provide first class customer service by providing an exceptional living experience for our tenants and clients while taking great care in coordinating care of homes and rentals in the Portland Metropolitan region.
The Position
Living Room is seeking a reliable, skilled landscaper to help sustain our high level of excellence in caring for our clients’ investment properties. The ideal candidate will have at least 2 years of landscaping experience, can repair irrigation systems, some comfort with internet-based software systems and comfortable working in the field driving between sites.

Responsibilities include:
General landscaping: Mowing, weed removal/treatment, pruning, edging, etc.
Troubleshoot and repair irrigation systems
Winterize irrigation systems and turn back on in the spring
Evaluate and ensure watering needs are met
Ability to put together scopes of work or care plans for individual properties
Maintain tools and equipment
Ability to take detailed notes and photos
Additional duties as assigned
Coordinate tenant access for service requests
Maintain a log of hours worked and mileage for client billing
Track and file receipts by work order
Maintain Appfolio (tenant software system) including properly noting repairs on service requests and documenting materials purchased

65% On-site yard care maintenance activities
20% Administration (notes, photos, ordering, supply pick up, team meetings)
15% Driving
1 year experience of general yard care
Horticulture or knowledge of plant care a bonus
Valid driver’s license and clean driving record
Proven ability to meet goals and deadlines
Professional communication skills
Ability to work with online and mobile apps to collect and track information
Self-starter able to work with little supervision
Collaborative and able to work well with a team
Detail-oriented
Creative problem solver
Ability to pass a background check
Experience with Appfolio a plus
Contractor’s license a plus
