Position Overview

Living Residential is seeking an experienced, hands-on Maintenance Manager to oversee maintenance operations at The Pepper, a multifamily community of just under 200 units in Philadelphia.

This is an excellent opportunity for an experienced maintenance professional who is ready to take ownership of a property, lead a team, and continue growing their career within an expanding multifamily organization.

The Maintenance Manager will oversee and support a team of Maintenance Technicians, Porters, Cleaners, and outside Contractors/Vendors.

We're looking for more than someone who can complete repairs. We need a leader and mentor who can develop their team, delegate effectively, maintain accountability, and ensure the property consistently meets company standards.

Key Responsibilities

  • Lead, mentor, train, and develop the onsite maintenance team
  • Delegate and manage daily maintenance responsibilities
  • Manage resident work orders and ensure timely, quality completion
  • Oversee apartment turns and ensure units are move-in ready on schedule
  • Troubleshoot and perform plumbing, electrical, HVAC, appliance, and general building repairs
  • Conduct routine property and unit inspections
  • Maintain preventative maintenance schedules
  • Coordinate and oversee contractors and vendors
  • Oversee property cleanliness and curb appeal alongside porters and cleaners
  • Maintain inventory, tools, equipment, and supplies
  • Communicate closely with Property Management regarding maintenance priorities, turns, resident concerns, and property needs
  • Maintain strong safety and maintenance standards throughout the community
  • Participate in on-call coverage for after-hours maintenance emergencies
  • Build a positive, organized, and accountable maintenance team

Qualifications

  • Multifamily/apartment maintenance experience required
  • Previous Maintenance Supervisor or Maintenance Manager experience strongly preferred
  • Strong knowledge of general building maintenance and repairs
  • HVAC experience/certification preferred
  • Strong leadership, coaching, and team-development skills
  • Excellent troubleshooting and problem-solving abilities
  • Organized, dependable, and able to effectively prioritize property needs
  • Strong communication and resident-service skills
  • Ability to work Monday–Friday, 8:00 AM–5:00 PM and participate in on-call coverage
  • Motivated to grow professionally and take on additional leadership opportunities as the company expands

Job Type: Full-time

Pay: $25.00 - $37.00 per hour

Experience:

  • Property maintenance: 4 years (Preferred)

  • Certified Pool Operator (Preferred)

Willingness to travel:

  • 25% (Preferred)
