Development Director, LIV Ventures & New Day Car Wash

The Development Director for LIV Ventures is responsible for creating real estate and business development opportunities by direct involvement in sourcing, developing, and closing projects to match deal fundamental requirements and deal flow velocity objectives. This role is located in the Birmingham office and is primarily responsible for development of New Day Car Wash sites. The Development Director reports directly to the President of LIV Ventures.

Key Responsibilities

Sourcing of Development Opportunities

• Researching and determining target markets and specific submarkets to focus efforts
• Developing a network of relationships in target markets to support deal origination
• Identifying and pursuing off-market opportunities in target submarkets
• Leading efforts on LOI and contract negotiations for new projects

Financial Analysis

• Conducting financial analysis for each viable project utilizing LIV Ventures’ underwriting model
• Researching and producing comp, sales comp and tax comp analysis for projects
• Researching and producing pipeline report for current and future projects in corresponding submarkets and markets
• Producing investment books and investment committee memos

Development of Selected Projects

• Leading rezoning efforts, with support of land use attorney
• Managing project checklist and schedule for active projects
• Hiring, directing, and managing a team of design professionals to produce Construction Drawings for each project
• Organizing internal review of design drawings and working with design team on revisions
• Working with Director of Pre-Construction to provide plans for GC pricing

Administration of Project Closing

• Managing the closing process with equity and bank partners
• Coordinating Friends and Family partners and Investors
• Transitioning development to Manager of Business Operations

Skills/Qualifications

• Highly proficient in Excel and financial modeling
• Ability to multi-task and manage competing priorities
• Manage a team of design professionals and hold them accountable to work product and deadlines
• Strong relationship skills and capable of developing network of relationships for sourcing new development opportunities
• Willingness to travel
• Previous experience in real estate transactions and ability to identify new development opportunities and manage closing processes

Work Environment

Due to the highly collaborative nature of our work, this position is an in-office position based in our Birmingham, AL headquarters. The role requires occasional travel.
