Role Description
The Property Operations Technician supports the day-to-day operation, maintenance, safety, and appearance of multiple commercial properties. This position requires hands-on plumbing, electrical, and HVAC experience. The technician serves as the eyes and ears of LP Commercial on-site, spotting issues before they become bigger problems and following every task through to completion.
Key Responsibilities
- Perform routine, preventive, and emergency maintenance and repairs, with a focus on plumbing, electrical, and HVAC systems
- Handle general repairs
- Respond to tenant requests and complete work orders, documenting work performed and materials used
- Manage tool and supply inventory
- Coordinate with vendors and inspect their completed work
- Assist with tenant move-ins, move-outs, and special projects
- Be available for after-hours emergencies
Qualifications
- Required: Hands-on experience troubleshooting and repairing plumbing, electrical, and HVAC systems in a commercial or facilities setting
- Required: Valid driver's license, acceptable driving record, and reliable personal vehicle for travel between properties
- Experience in commercial building, facilities, or property maintenance
- Working knowledge of preventive maintenance and general building repairs
- Strong troubleshooting, organizational, and communication skills
- Ability to work independently and prioritize urgent needs
- High school diploma or equivalent (HVAC, electrical, or plumbing certifications a plus)
- Ability to lift moderate weight, climb ladders, and work in varying indoor and outdoor conditions
