Role Description This contract Residential Real Estate Appraiser role is a hybrid position based in Leawood, KS, with a mix of field work and work-from-home flexibility. The appraiser will inspect residential properties, gather and verify property data, and analyze market trends and comparable sales. Day-to-day responsibilities include preparing detailed appraisal reports, applying appropriate valuation methods, and ensuring compliance with USPAP and relevant regulatory standards. The role also involves communicating with clients, lenders, and other stakeholders to clarify scope, answer questions, and provide updates on appraisal status. The appraiser will manage their own schedule, maintain accurate records, and use appraisal software and online data sources to support thorough, defensible valuations.
Qualifications

• Strong foundation in Real Estate Appraisal and Residential Real Estate, with proven experience valuing residential properties.
• Applied knowledge of USPAP and appraising standards, with a commitment to ethical, compliant appraisal practices.
• Well-developed Analytical Skills, including data analysis, market research, and sound judgment in selecting comparables and valuation approaches.
• Current state appraisal license or certification in good standing (Kansas and/or surrounding markets, as applicable).
• Proficiency with appraisal software, MLS systems, and common office and mapping tools (e.g., Excel, form-filling platforms, GIS or mapping applications).
• Clear written and verbal communication skills, with the ability to produce concise, well-supported appraisal reports and explain conclusions to clients.
• Strong time management, organization, and self-directed work habits suitable for a hybrid, contract-based role.
• Valid driver’s license, reliable transportation for site inspections, and ability to perform on-site property evaluations.
