We are not a generalist broker. We win deals by being faster and more analytically rigorous than the competition, using an AI-augmented prescreen workflow, a three-tier deal classification model, and systematic outbound marketing on CRED IQ-driven loan maturity data. This is not a typical CRE brokerage. It's a small firm that operates like a much larger one — disciplined process, source-attributed pipeline, monthly accountability rhythms, tech-forward operations.
About this roleWe are hiring our first dedicated Marketing Coordinator. You will own the demand-generation engine — the outbound cadence that fills our deal pipeline, the marketing campaigns that build firm brand, the content production logistics, the inbound funnel, and the events that build sponsor and lender relationships.
This is a high-ownership role at a small firm. You'll work directly with the principal (Sokoni Scott) and the Senior Analyst.
What you'll actually do- Run the 9/6/3 outbound cadence. Send physical letters to sponsors 9 months before loan maturity. Send diagnostic emails at 6 months. Coordinate phone calls at 3 months. Volume: 30-50 outbound touches per month at full ramp.
- Manage the CRED IQ and Reonomy data workflows. Pull maturity-wave data from CRED IQ. Enrich with Reonomy property and sponsor data. Load qualified targets into Pipedrive with appropriate tags. Weekly cadence.
- Coordinate marketing campaigns and events. 4-6 sponsor dinners per year. 2-3 industry conferences attended. Quarterly thought-leadership content. You own the calendar, the logistics, and the measurement.
- Own content production logistics. Quarterly pillar content pieces monthly smaller pieces. Sokoni and the Senior Analyst draft the content; you handle editing, formatting, publishing, distribution.
- Manage the inbound funnel. Web form leads, content-sourced leads, referrals routed through the website. Speed of response matters; you own it.
- Maintain Pipedrive marketing discipline. Every deal source-attributed. Every contact tagged with cadence status. Every campaign measurable. You'll work alongside (and eventually own) the Pipedrive marketing-side workflows.
- Report on what's working. Monthly review meeting: which channels are producing deals, where the marketing budget is going, what's converting. Source attribution is the single most important number you own.
- 2-5 years of marketing operations, project coordination, or business operations experience. Industry doesn't matter — financial services, B2B SaaS, professional services, real estate adjacent are all fits. We care that you've done the work, not that you've done it specifically in CRE.
- AI-fluent or AI-curious. You use Claude or ChatGPT in your current work, or you're actively interested. If your reaction to AI is "these tools aren't ready," this isn't your role.
- Tech-fluent. You can learn Pipedrive in a week. You're comfortable with marketing tools (HubSpot, Mailchimp, Salesforce, similar). You can set up a Zapier workflow. You don't need IT support to set up your email.
- Highly organized. You manage multiple workstreams in parallel. You don't lose threads. You build systems instead of operating in chaos.
- Strong written communication. You can write a sponsor outreach email that gets a response. You can draft content that doesn't need rewriting. You write professionally and concisely.
- Self-directed. You don't need daily check-ins to make progress. You raise issues proactively. You build the playbook with the principal — you don't wait for one to receive.
- Hungry for growth. You want the path from Coordinator to Director to VP. Stability is fine; growth is what motivates you.
