Industrial and Logistics Investments

Through a creative and disciplined approach to acquisitions and property-level execution, Lightstone continues to strategically expand its holdings in the industrial and logistics sector, capitalizing on a generational shift toward ecommerce and continued supply chain evolution. Lightstone is able to utilize its multidisciplinary team and direct third-party relationships to identify operational inefficiencies prior to acquisition and optimize cash flow through hands-on leasing and asset management, generating exceptional risk-adjusted returns in a competitive market segment.

Starting in 2020 Lightstone has annually successfully transacted on more than $1 billion dollars of new industrial product in institutionally proven submarkets with proximity to key logistics infrastructure. Lightstone anticipates an ongoing annual investment target of $1 billion to $2 billion for the industrial platform with the expectation to continue expansion not only in their current markets but new strategic markets in the west. The current portfolio exceeds 13 million square feet nationally, with assets located throughout the Southeast, East, Mid-Atlantic and Midwest regions.

Analyst, Industrial Acquisitions & Asset Management

Position Description

The Analyst reports to the Senior Vice President, Industrial Asset Management and the Senior Vice President of Investments. This role is a hybrid of Acquisitions (underwriting new logistics facilities) and Asset Management (analyzing and maximizing the performance of the existing 13M SF). The ideal candidate is a "power user" of Excel who can translate complex property data into actionable executive insights. This individual will provide critical analytical and operational support for Lightstone Logistics, a portfolio spanning 13 million square feet across 82 U.S. properties. The Analyst will focus on data integrity, financial modeling, and assisting in the day-to-day execution of asset-level strategies.

Key Responsibilities

  • Financial Analysis: Assist in the review of monthly financial statements; prepare benchmarking reports to help identify trends in revenue and expenses.
  • Industrial Underwriting: Build and maintain detailed pro-forma models for potential industrial acquisitions, including multi-tenant warehouses and last-mile distribution centers.
  • Support in the initial screening of investments to determine fit with the Company’s investment objectives.
  • Support due diligence activities on new investments including communication with third parties (brokers, lenders, consultants, etc.).
  • Operational Support: Support Regional Asset Managers in monitoring property performance and ensuring assets are operating efficiently.
  • Data Management: Maintain and update enterprise management systems (Yardi/MRI) to ensure leasing and operational data is accurate and current.
  • Modeling & Reporting: Update and maintain property-level financial models; produce ad-hoc analyses and reports to assist the team in decision-making.
  • Market Research: Collect and track market data (demographics, supply/demand, and competitor sets) to provide context for portfolio performance.
  • Budgeting & Underwriting: Support the annual budget process and assist in the underwriting of proposed capital projects and new acquisitions.
  • Reporting Materials: Prepare initial drafts of presentations for the Executive Team, joint venture partners, and third-party managers.
  • Portfolio Coordination: Assist with periodic property site visits and help coordinate communications with third-party property managers and leasing brokers.


Qualifications

  • Experience: 1–3 years of relevant experience in real estate, finance, or industrial operations (strong internships considered).
  • Education: BA or BS degree in Finance, Real Estate, Economics, or a related field.
  • Technical Skills: * Advanced Excel:Must be able to build dynamic models, use VLOOKUPs/Index-Match, and create pivot tables from scratch.
    • Proficiency using ARGUS strongly preferred.
  • Familiarity with Yardi is a plus
  • Proficiency in PowerPoint and Word for reporting.
  • Core Competencies:
    • Foundational understanding of real estate financial concepts (IRR, NPV, Cap Rates).
    • Strong attention to detail and a high degree of accuracy in data entry and analysis.
    • Ability to manage multiple tasks and meet deadlines in a fast-paced environment.
    • Strong communication skills and a desire to learn the industrial asset management sector.

Salary : $100,000 - $120,000
