Compensation:
- Base Salary: $50,000
- Performance Commission: Up to $20,000 (uncapped potential tied to closed & collected revenue)

Role Summary
This is a results-based sales role responsible for driving profitable landscape and hardscape revenue from first contact through project handoff. Success is measured by closed deals, margin discipline, customer satisfaction, and follow-through, not hours logged.
You will own your pipeline, manage client relationships, develop accurate designs and proposals, and coordinate closely with production to ensure what’s sold is built correctly.
Core Performance Expectations
- Consistently generate, pursue, and close new landscape and hardscape business
- Maintain an active, documented sales pipeline with timely follow-ups
- Sell projects that meet or exceed company margin targets
- Deliver a professional, responsive customer experience from first meeting to project completion
Key Responsibilities Sales & Business Development
- Prospect and develop relationships with builders, developers, property managers, and residential clients
- Conduct in-person site meetings to assess needs, budget, and project feasibility
- Prepare accurate estimates and compelling proposals
- Aggressively follow up on all open proposals to maximize close rates
- Track all leads, proposals, and customers in the company CRM/database
- Monitor billing and collections status for sold work and assist with resolution when needed
- Provide market feedback on pricing, competitors, and demand trends
Design & Pre-Construction
- Analyze site conditions including soil, drainage, slope, sunlight, utilities, and existing structures
- Develop preliminary and final landscape/hardscape designs (manual or CAD)
- Prepare detailed plans, scopes of work, and cost breakdowns
- Outline construction methods in coordination with the Production Manager
- Ensure designs are buildable, code-compliant, and margin-conscious
Project Coordination & Quality
- Coordinate handoff from sales to production to ensure clarity and accountability
- Conduct site visits to review progress, quality, and efficiency
- Evaluate job costs and flag variances early
- Address customer questions or concerns promptly with business-savvy solutions
- Ensure all projects meet Lightning’s quality and service standards
Internal Collaboration & Leadership
- Communicate clearly and directly with managers, crews, vendors, and subcontractors
- Train and support designers, crew leaders, and field staff as needed
- Participate in scheduling, quality, and customer service meetings
- Monitor performance and provide constructive feedback when appropriate
Professional Standards
- Maintain excellent written and verbal communication
- Respond promptly to calls, emails, and correspondence
- Keep company vehicle clean and professional
- Promote and implement sustainable/green practices when appropriate
- Work in compliance with all applicable codes and ordinances
