Electrical Construction Project Manager / Estimator

Lighting Maintenance Inc. (LMI) is seeking an experienced Electrical Construction Project Manager / Estimator to estimate, manage, and successfully deliver commercial, municipal, roadway, site-lighting, sports-lighting, and related electrical construction projects.

This position requires direct, hands-on experience working in electrical construction. We are looking for someone who understands how electrical work is estimated, planned, built, managed, documented, billed, and closed out in the field.

The ideal candidate can take a project from initial plans and specifications through estimating, award, procurement, manpower planning, construction, change management, billing, punch list, and final closeout while maintaining control of project cost, schedule, documentation, and profitability.

This is not simply an administrative project-management role. The person in this position must understand electrical construction well enough to communicate effectively with electricians and foremen, identify field challenges before they become problems, recognize additional scope, and make sound operational and financial decisions.

Key Responsibilities

• Review electrical plans, specifications, drawings, bid documents, scopes of work, contracts, and project requirements.
• Prepare detailed electrical construction estimates.
• Perform quantity takeoffs and develop labor, material, equipment, subcontractor, and other project costs.
• Manage assigned electrical construction projects from award through final completion and billing.
• Develop and maintain project budgets, schedules, manpower plans, material requirements, and equipment requirements.
• Coordinate electricians, foremen, subcontractors, suppliers, equipment, traffic control, and other project resources.
• Work directly with field leadership to determine how work will be performed before crews mobilize to the jobsite.
• Manage material procurement and identify long-lead electrical equipment early in the project.
• Review drawings and specifications for conflicts, omissions, constructability concerns, and scope gaps.
• Prepare and manage RFIs, submittals, purchase orders, change orders, notices, and project correspondence.
• Identify extra work, changed conditions, and work outside of the original contract as they occur.
• Ensure additional work is properly documented, priced, approved, and billed.
• Track labor hours, material costs, equipment usage, subcontractor costs, committed costs, and overall job profitability.
• Compare actual project performance against the estimate and budget throughout the life of the project.
• Monitor labor productivity and take corrective action when project performance falls outside of expectations.
• Attend project meetings and communicate with customers, general contractors, engineers, inspectors, utilities, and government agencies.
• Manage project billing documentation, schedules of values, T&M tickets, change-order backup, and supporting documentation.
• Manage punch lists, as-built documentation, O&M manuals, warranties, and final project closeout.
• Maintain accurate and organized project records.
• Take full ownership of assigned projects and remain accountable for schedule, documentation, communication, cost control, execution, and financial performance.

Electrical Construction Experience

Candidates should have direct experience managing and/or estimating electrical construction scopes that may include:

• Commercial electrical construction
• Site and parking-lot lighting
• Roadway and street lighting
• Sports and athletic-field lighting
• Exterior lighting systems
• LED lighting upgrades
• Lighting controls
• Electrical panels and distribution systems
• Feeders and branch circuits
• Underground conduit and duct-bank systems
• Trenching, boring, excavation, and underground electrical installations
• Poles and pole foundations
• Fixtures, wiring, and controls
• Electrical service and distribution equipment
• Bucket-truck and aerial electrical work
• Electrical troubleshooting, repairs, renovations, and upgrades

Minimum Qualifications

• Minimum of 5 years of project management and/or estimating experience specifically involving electrical construction
• Experience working for an electrical contractor, electrical construction company, or closely related electrical trade contractor
• Demonstrated ability to estimate electrical construction projects
• Demonstrated experience managing electrical construction projects and field personnel
• Strong knowledge of electrical construction methods, materials, labor requirements, equipment, sequencing, and field operations
• Ability to read and interpret electrical drawings, specifications, one-line diagrams, details, contracts, and scopes of work
• Strong understanding of RFIs, submittals, change orders, scheduling, procurement, billing, and construction administration
• Ability to recognize scope gaps, changed conditions, and work outside of the original contract
• Ability to understand jobsite conditions and communicate effectively with electricians, foremen, and field supervisors
• Strong project cost-control and financial-management skills
• Experience tracking labor, materials, equipment, subcontractors, and overall job profitability
• Ability to manage multiple active projects simultaneously
• Strong organizational skills, follow-through, communication, and attention to detail
• Proficiency with Microsoft Office, estimating systems, project-management software, email, and cloud-based construction documentation systems

We are looking for an electrical construction professional who understands both the office and field sides of the business.

This position is not intended for someone whose primary experience has been managing software implementations, administrative programs, office projects, or non-construction initiatives.

The ideal candidate has spent enough time around electrical construction to review a set of plans, walk a jobsite, speak with a foreman, and understand what labor, equipment, materials, coordination, and sequencing will be required to successfully complete the work.

Compensation will be based on electrical construction experience, estimating ability, project-management experience, and demonstrated success managing profitable electrical construction projects.
