OVERVIEW: Owner's choice - APARTMENT is majority of compensation - Onsite Resident Manager will have direct accountability of the Maintenance Tech to ensure implementation and execution of all corporate policies and procedures and to meet and/or exceed LPM’s expectations. One must be able to perform the essential functions of the job; which include, but are not limited to the following (Other duties may be assigned to meet business needs):
Compensation: Free Apartment/Owners choice, eligible for Quarterly Resident Manager bonus, lease bonuses, Monthly Occupancy bonus, Monthly collection bonus and various other bonuses.
ESSENTIAL JOB FUNCTIONS:
• Act as the main point of contact related for assigned property
• Provide weekly, monthly, quarterly and/or annual reporting. Examples include property status reports, financial and operational reports and capex and marketing plans.
- Responsible for review and approval of all property purchasing with complete adherence to the expense budget.
• Engage in revenue management pricing including attendance at all pricing calls with Director of Operations.
• Oversight of marketing activities such as reviewing market comps and economic information, review weekly lead and follow up reports, reviewing screening results and metrics
• Knowledge of property specific front end technology.
- Oversight of property risk management, safety standards and team member and resident liability
- Determine, implement and follow up on any corrective action plans for deficiencies found at properties.
- Ensure partnerships with vendors are executed in a manner which provides protection and is consistent with management agreements.
- Partner with the Construction Services and provide selection of product and/or services, establish scope of work, obtain any necessary approvals from the client and verify goods and services being provided.
- Monitor aged payable reports to ensure that invoices are being processed and paid timely.
- Responsible for handing and resolving escalated complaints from residents.
- Oversee and review resident survey programs within assigned portfolio.
- Participate in onboarding and off boarding activities related to property transitions.
- Complete Property Inspections and Cash Control Inspections on a monthly basis.
- Achieves high productivity through reliable and punctual attendance and reports any tardiness, attendance and disciplinary issues to immediate supervisor.
- Show and rent apartments as they become vacant;
- Collect all rents when due and promptly deposit them in the building account.
- Supervise and manage the renovation (where applicable), cleaning and preparation of all vacant apartments for rental;
- Maintain the common areas in a clean, safe and orderly condition;
- Comply with rules and regulations of the fair employment practices Commission of the State of California concerning rental practices and with the Fire, Health and Safety Departments of City of County government;
- Advise LPM of any unusual tenant-problems or behavior;
- Spend or contract to spend only such amounts as specifically authorized in writing by LPM

Technology

EDUCATION /EXPERIENCE:
- Minimum of a high school diploma
- Ability to draw data driven insights from systems-driven reporting and communicate in
