What are the responsibilities and job description for the Area Manager position at LIFE STORAGE?
The Area Manager is responsible for the general management and oversight of operations within their area. They will work under the guidance of their Regional Vice President and be a contributing member to the RVP’s team. The AM has full P&L responsibility, provides strategic and tactical leadership, coaching and direction to their store team personnel.
RESPONSIBILITIES:
The essential functions of the position include but are not limited to the following:
- Recruit, hire, train, motivate and mentor Store Team Members. Lead and inspire a high performing culture that is consistent with Life Storage’s core values.
- Conduct regular site visits to all locations to document and assess store performance including strengths and opportunities. Provide coaching on a wide range of operational and customer-related items.
- Utilizing reports and other management data, conduct ongoing sales and productivity analysis. Ensure appropriate actions are implemented to achieve financial and growth objectives.
- Ensure compliance with all store operations and company-wide policies and procedures. Conduct store-level audits and address any issues in timely manner.
- Manage payroll and expenses within established budgets while displaying ownership to the bottom line and alignment with Life Storage’s operational objectives and strategic plan.
- Drive performance on key metrics that are critical to business success.
- Ensure store teams are committed to delivering a high level of customer service by addressing all inquiries and concerns promptly and in a professional manner. Resolve complex customer issues.
- Be an active participant in the implementation of company-wide initiatives and ensure store team member buy-in.
- Collaborate with other departments within Life Storage to address issues. Provide timely responses to issues across all stores and to the Corporate Office
- Prepare and submit the required management reports in a timely manner.
- Perform other tasks as assigned for the successful operation of the company.
INTERFACE:
Internal: Must have positive rapport with all Life Storage personnel.
External: Must establish and maintain a positive relationship with the surrounding community including customers, third party management clients, vendors, and other business leaders.
QUALIFICATIONS:
Education: Minimum of a two-year associate degree in business or related field or equivalent experience required. Bachelor's degree in business or related field preferred.
Experience: Minimum of 3 years of experience managing operations in a multi-unit or multi-department environment, preferably in self-storage or a transferable industry such as retail, restaurant, hospitality, leasing, rental, property management, or related industry, with a proven track record of top tier performance.
SPECIAL REQUIREMENTS:
- Some light physical activity is required; must be able to lift to 50 pounds.
- May be required to be outside for extended periods of time during inclement weather.
- Work Monday-Friday from 9am to 6pm and may be on call on Saturday and Sunday.
- Must live in or be willing to relocate to geography where stores are located.
- Possess valid driver’s license and travel within the designated area to every store and other locations as directed by the Company.
SKILLS & ABILITIES:
- Experience managing teams in a multi-unit environment, preferably in the self-storage industry.
- Strong business acumen with prior experience managing a P&L.
- Demonstrated sales and customer service experience
- Strong analytical and problem-solving abilities.
- Proven leadership skills including excellent interpersonal skills and the ability to manage through difficult customer and employee situations.
- Strong written and verbal communication skills.
- Attention to detail and experience ensuring policies and processes are consistently followed.
- Time management skills/able to prioritize multiple projects, deal with numerous interruptions, and work well under pressure to consistently meet deadlines.
- Proficient in MS Office (Excel, Word, PowerPoint, and Outlook) as well as technology related to remote management (Teams and Zoom),
- Able to work independently with minimal supervision.
