Job Summary

We are seeking a dedicated and energetic Occupancy Specialist to join our dynamic team. In this vital role, you will be responsible for managing housing occupancy processes, ensuring compliance with federal, state, and local regulations, and supporting residents in accessing housing assistance programs. Your proactive approach will help foster stable, supportive environments for individuals and families experiencing homelessness or housing insecurity. This position offers an exciting opportunity to make a meaningful impact by coordinating housing placements, advocating for clients, and working collaboratively with diverse communities to promote equitable access to affordable housing.

Responsibilities

  • Assist clients in navigating housing applications, including LIHTC (Low-Income Housing Tax Credit), Section 8, and other HUD (Housing and Urban Development) programs
  • Conduct thorough tenant eligibility assessments and verify documentation to ensure compliance with Fair Housing and Housing and Urban Development regulations
  • Coordinate with property management teams to facilitate lease signings, renewals, and occupancy updates using property management tools such as OneSite
  • Negotiate lease terms with landlords and tenants while maintaining positive relationships to promote successful placements
  • Provide crisis intervention and case management support to high-risk populations, including individuals experiencing homelessness or mental health conditions
  • Educate clients about their rights under Fair Housing laws and available housing assistance programs
  • Maintain accurate records of client interactions, occupancy statuses, and compliance documentation using Microsoft Office applications and property management systems
  • Engage in ongoing outreach efforts to work with culturally diverse communities and underserved populations, ensuring equitable access to housing resources

Experience

  • Proven experience working with social services, property management, or housing programs such as LIHTC or Section 8
  • Strong knowledge of landlord-tenant law, Fair Housing regulations, and HUD policies
  • Experience supporting individuals from underserved communities or high-risk populations, including those experiencing homelessness or mental health challenges
  • Skilled in negotiation, client communication, motivational interviewing, and crisis management techniques
  • Familiarity with property management tools like OneSite or similar platforms is preferred
  • Ability to work effectively with culturally diverse communities while demonstrating sensitivity and cultural competence
  • Prior experience in case management or social work roles that involve working with high-risk populations is highly desirable
