Riverstone Properties is seeking a skilled Maintenance Technician for a direct hire opportunity with our two high-rise buildings located in downtown Greenville, South Carolina! This role is essential in ensuring the reliability, safety, and efficiency of our buildings. The ideal candidate will have a strong background in troubleshooting electrical systems, along with mechanical aptitude and a proactive approach to maintenance.
This position offers competitive pay of $28-32/hour (based on experience), excellent benefits, and the opportunity to join a world-class team focused on innovation, reliability, and continuous improvement. This is a full-time position, 1st shift (7:30AM-4:30PM), M-F. On call is required on a rotation schedule. Overtime and after-hours work may be required as needed. Overtime pay is provided for any hours worked over 40 hours a week.

Maintenance Technician Job Responsibilities
- Perform routine maintenance and repairs on building systems, including plumbing, electrical, HVAC, and other building components
- Respond promptly to maintenance requests from tenants and management
- Maintain day-to-day operations of facilities and complete work orders efficiently and document all repairs and services performed
- Perform preventive and reactive maintenance on facility equipment once trained
- Ability to use a variety of hand tools, meters, and diagnostic equipment once trained
- Maintain a clean, safe, and organized workspace
- Maintain tools, equipment, and inventory of supplies
- Daily inspections of buildings and common grounds required
- Support continuous improvement for building equipment upkeep, building operational support, and safety protocols
- Must be able to work both independently and with an onsite crew to meet deadlines
- Schedule routine inspections and emergency repairs with outside vendors
- Ensure proper security measures for the workplace, including collaborating with onsite security team
- Vendor interaction required on a continuous basis
- Proactively assist maintenance supervisor with monitoring and inspecting construction projects happening onsite, including tenant improvements
- Ensure compliance with safety regulations and company policies
- Assist with snow removal, minor landscaping issues as they arise, and other basic groundskeeping tasks as needed
- Must be able to multi-task and assist with multiple projects at one time
- Participate in on-call rotation for after-hours emergencies as needed
- Perform other duties assigned by the Building Engineer and Property Supervisors
- Must be a team player and able to interact well with the general public
- Willingness to learn new systems and maintenance software
- Basic computer skills required
- Ability to make occasional supply runs during business hours- milage will be reimbursed
Maintenance Technician Requirements and Qualifications
- High school diploma or GED required
- Minimum 2 years of building maintenance experience preferred
- Strong critical thinking skills required
- General working knowledge of electrical, mechanical equipment, HVAC, plumbing and elevators a plus
- Ability to lift up to 40 lbs. and work in physically demanding environments or tight spaces
- Must be able to climb a ladder
- Walking, bending, crouching and being on your feet is a frequent part of this position
- Positive attitude and willingness to learn on the job
- Ability to communicate in Spanish a plus, but not required
