About the Role
Liberty Hill Rentals is looking for a Vacation Rental Property Manager to join our team. You'll enjoy this role if you love solving problems, taking ownership, building relationships, and working in a fast-paced environment where every day is different.
This position is perfect for you if you are reliable and exceptionally well-organized, with top-notch communication and problem-solving skills. You will be the “mini-CEO” of a portfolio of short-term rentals ("Airbnbs") and will be responsible for ensuring that they are clean, well-maintained, and well-cared for, with happy guests.
No two days in this role are exactly alike. Your day-to-day experience in this role will involve inspecting units before or after check-out, managing cleaners, managing and coordinating maintenance contractors, helping guests solve problems, and communicating with homeowner partners about their property.
You’ll know you’re doing a great job in this role if guests and homeowner partners are happy with the cleaning, upkeep, and experience in the property.
This position is typically business hours M-F. Because we need to be on when our guests are visiting, this position rotates night and weekend Manager on Duty responsibilities with the other Operations Managers and will occasionally (rarely) require working holidays or weekends outside of your typical MOD rotation.

Key Responsibilities
- Oversee operations and upkeep of your assigned properties
- Serve as the primary point of contact for homeowners, proactively communicating and ensuring their properties are clean, maintained, and cared for.
- Meet and maintain Liberty Hill standards and metrics such as 5-star review rate, standard unit appearance, and cost control
- Manage a budget for your portfolio adhering to set annual costs, with the ability to perform a cost-benefit analysis
- Coordinate and manage an efficient team of runners, cleaners, and maintenance vendors, ensuring they are trained, effective, and adhere to all Liberty Hill Rentals policies and standards. Coach, train, and replace as necessary.
- Support your team with escalated guest and homeowner concerns by responding to emails, calls and support requests
- Partner and assist when new units join the portfolio
- Ability to perform light home maintenance such as changing light bulbs, adjusting door hardware, unclogging toilets, replacing batteries
- Establish and maintain open, collaborative relationships with fellow team members and management
- Provide rotating Manager on Duty support for your manager and teammates
- Conduct regular inspections prior to guest and owner arrivals and ensure inspections are completed by a runner when you are not available to inspect
- Occasional need to perform housekeeping and maintenance duties
- Traveling between worksites is frequent and this person will need their own reliable transportation.
- Occasionally, conduct leasing showings of long-term rentals or sell group and long-term stay rate packages to guests inquiring
Schedule and Availability
· Primarily Monday – Friday business hours, with some nights and weekends availability required
· Rotating Manager on Duty coverage during nights and weekends – rotates with other managers in the organization
· Occasional (extremely rare) response to severe life/safety emergencies outside of business / MOD hours (e.g. fire, flood, etc.). This is perhaps less than once per year.
Pay: $52,000.00 - $62,000.00 per year
