Role Summary

The goal of the Superintendent is to plan, oversee and facilitate the successful execution of construction projects from start to finish. They achieve this goal in close collaboration with our in-house Design Team, Project Management Team, and carpentry crews.

This role sets and enforces expectations for project work on site. They work directly with our in-house carpentry crews, typically overseen on site by a Site Lead/Lead Carpenter. They coordinate and supervise specialty trades and subcontractors. The Superintendent is responsible for multiple active build projects, dependent on project size and scope, as well as participating in the planning and development of upcoming projects and the warranty/closeout of completed projects. This is a primarily ‘belt-off’ role that prioritizes the management of resources, relationships, and information but requires the knowledge and ability to execute carpentry tasks as needed.

This is a full-time position expected to work 40 hours per week, with some of that time at our Essex Junction, VT office and some of that time on job sites. This position reports directly to the Director of Production and is supported by the Superintendent Team Lead.

  • Manages and directs daily operations of multiple residential job sites (depending on project size/scope), setting clear and achievable expectations for schedule, quality, and behavior.

  • Applies company and industry standards to the work, initiating corrective actions when necessary to secure satisfactory results and timely project completion.

  • Sets the tone and expectations for a safe and inclusive job site working environment.

  • Supports the ongoing learning of all crew members by elevating training opportunities and providing clear and candid feedback about build standards and practices.

  • Assists in the performance evaluation process for Build Team members.

  • Acts as the primary project liaison between the job site and other collaborators during the build phase of the project.

  • Participates in regular progress report meetings with the PM and the client, reviewing on site conditions, answering questions, and facilitating understanding of the build process.

  • Documents change orders, clearly communicating changes to the existing scope of work.

  • Reviews the weekly progress reporting for the project to keep a grounded understanding of project performance in relation to the planned budget and schedule and to make sure that all change orders are accounted for.

Preconstruction Development and Planning

  • Collaborates with the Sales, Design, and Project Management team to develop upcoming projects. Provides valuable “build” perspective to the design/development process.

  • Using the project work scope and budget generated by the Design and PM Teams, develops a vision for executing the project efficiently, creating a project schedule that specifies crew and subcontractor needs and timelines.

  • Generates and documents a plan for materials procurement, job site mobilization, equipment usage, subcontractor work, safety controls, and other necessary procedures.

  • Manages the scheduling of subcontractors, placing of material orders, and other tasks related to the management of the on site work both leading up to and during construction.

Excellence in Build Leadership and Operations

  • Keeps organized records of time, invoices, and receipts related to the project and submits them to the office weekly.

  • Promotes and adheres to safety standards and best practices.

  • Maintains working knowledge of high-performance building practices, materials, and techniques.
