About the Role
We’re seeking an experienced Senior Project Manager (Sr. PM) to oversee all aspects of commercial construction projects from pre-construction through closeout. This role requires strong leadership, organization, and client-facing skills to ensure projects are completed safely, on time, and within budget, while maintaining the highest standards of quality, communication, and professionalism.
Key Responsibilities:
Leadership & Team Management
- Lead and coordinate the project team including Assistant Project Managers (APMs), Superintendents, Estimating, Procurement, and Accounting.
- Conduct Start Strong / Finish Strong meetings to align goals, expectations, and lessons learned.
- Establish clear communication cadence (daily/weekly meetings) and maintain team morale.
- Identify high-risk activities (roofing, demolition, structural steel, etc.) and plan proactively with the Superintendent to mitigate risk.
- Promote and reinforce company culture, safety standards, and project excellence.
Client & Stakeholder Relations
- Serve as the primary client contact, building strong relationships through proactive communication and responsiveness (“TNT Rule: Today, Not Tomorrow”).
- Understand client expectations, pain points, and project goals; deliver value-added solutions and earn referrals or testimonials.
- Maintain positive relationships with design professionals, consultants, and AHJ (Authorities Having Jurisdiction) to ensure project alignment and compliance.
- Represent the company professionally in meetings, site visits, and correspondence.
Pre-Construction & Contract Management
- Review drawings, specifications, and contracts to confirm scope, deliverables, and risks.
- Coordinate permit applications, submittals, and required documentation.
- Prepare project budgets, manifests, and execution plans.
- Support estimating and procurement in subcontractor selection and scope definition.
- Participate in value engineering reviews to improve project efficiency and cost.
Scheduling & Execution
- Develop, monitor, and update project schedules using Primavera or MS Project.
- Coordinate milestones and long-lead items to maintain progress.
- Track progress with field supervision; adjust timelines as needed.
- Conduct regular site visits to evaluate quality, safety, and performance.
- Anticipate schedule changes and communicate impacts promptly to stakeholders.
Financial Oversight
- Manage overall project financial health — budgets, change orders, billing, and forecasting.
- Review and approve subcontractor and supplier invoices.
- Prepare AIA billings and client requisitions; ensure timely payments.
- Maintain logs for allowances, contingencies, buyouts, and VE savings.
- Always “fight for margin” while maintaining trust and transparency.
Subcontractor & Vendor Coordination
- Negotiate, issue, and manage subcontracts and purchase orders.
- Ensure full compliance with scope, schedule, and quality standards.
- Evaluate subcontractor performance and maintain accountability through documentation.
- Manage change orders, backcharges, and field coordination.
- Foster a collaborative, solution-oriented site culture.
Documentation & Reporting
- Maintain and update project documentation in Procore, Sage300, and other platforms.
- Track RFIs, submittals, meeting minutes, and change orders.
- Ensure all current drawings and specifications are distributed to the field.
- Oversee daily/weekly field reports, safety documentation, and punchlists.
- Lead closeout process including turnover binders, as-builts, and commissioning deliverables.
Qualifications
- Bachelor’s Degree in Construction Management, Engineering, or related field (or equivalent experience).
- 8–10 years minimum of experience in commercial construction project management.
- Proven success managing projects from $5M–$50M .
- Proficiency with Procore, Sage300, Bluebeam, MS Project/Primavera, and construction documentation.
- Exceptional communication, negotiation, and leadership skills.
- Strong understanding of contracts, financial forecasting, and project scheduling.
