POSITION DESCRIPTION
Position Title: OCCUPANCY SPECIALIST
Department: LESLEY TOWERS
FLSA Category: NON-EXEMPT
Classification: FULL-TIME
POSITION SUMMARY: Responsible for analyzing, reviewing and correcting all income certifications of residents living in 370 HUD subsidized project based units. Responsible for training current and new Occupancy Specialists. Reports to the LSC Deputy Director.
EXPERIENCE AND SKILLS REQUIRED:
- 2-5 years as a HUD Occupancy Specialist, or equivalent experience.
- Working knowledge of HUD Multifamily Occupancy Handbook 4350.3, Change 4.
- Strong human relations, computer and clerical skills. Must be experienced using
Microsoft Word and Excel.
- Experience with RealPage Onesite preferred.
- Strong writing and composition skills.
- Ability to interact with other staff members effectively and with flexibility.
- Ability to interact with older individuals with courtesy and patience.
- Must be extremely detail oriented and a self starter who has strong critical thinking skills.
DUTIES AND RESPONSIBILITIES:
- Review and analyze resident certifications prepared by the Occupancy Specialists.
- Consult with and help the Occupancy Specialists when corrections are necessary.
- Review all resident computer and hard copy files on a rotating basis. Consult with the
- Occupancy Specialists when files have errors or are incomplete.
- As needed assist the Occupancy Specialists in the move-in and recertification process as follows:
- Meets with residents on an individual basis, collecting necessary income, asset and medical expense documentation from each resident. Obtains third party verification for all income, assets and medical expenses. Files all documentation into resident’s file. Analyzes and inputs collected recertification information into Excel spreadsheet and from there enters data into RealPage Onesite software program and prints appropriate forms for resident signature. Obtains signature of resident providing resident with a copy of recertification forms and written notification of any change in rent. Initiates and processes move-in, change in income and change of subsidy actions by collecting and analyzing documentation and producing initial or interim certifications as required.
- Regularly checks HUD’s website and other appropriate sources to ensure that all HUD,
- State and Federal updates, changes and new requirements are implemented, and in a timely manner.
- Creates and produces training materials, policies, forms, letters, memos and reports as requested by Deputy Director.
