Position Summary

The Maintenance Technician at our Falls at Flint Hill Community performs a variety of skilled tasks to ensure buildings, apartments, equipment, and common areas remain in proper working condition.  The role requires hands-on technical ability, strong customer service skills, and the flexibility to respond to service requests and emergencies promptly and professionally. 

Essential Duties and Responsibilities

Electrical

  • Repair and install electrical fixtures including lighting, ceiling fixtures, and exhaust fans.

General Maintenance of Common Areas

  • Maintain and repair stair treads, cove base (removal, repair, installation), and baseboards (repair and installation).

Plumbing

  • Repair and replace toilets
  • Install sinks, vanities, and related fixtures.
  • Unclog drains.
  • Replace shower heads.
  • Perform minor garbage disposal repairs.

Carpentry

  • Install cabinets.
  • Replace and adjust doors.
  • Perform basic hardware repairs and replacements.

Appliance Repair

  • Perform minor appliance repairs including relighting pilots, installing stovetop electrical elements, replacing trim pieces, and troubleshooting dishwashers, washers, and dryers.

HVAC

  • Replace HVAC filters.
  • Replace and program thermostats.
  • Relight pilots where applicable.

Preventative Maintenance

  • Complete all scheduled monthly preventative maintenance tasks.
  • Follow safety inspection procedures including Lockout/Tagout and MSDS documentations

Inventory and Property Oversight

  • Maintain inventory control and communicate daily parts usage.
  • Conduct regular property inspections to ensure equipment is functioning properly, required inspections are completed, and curb appeal standards are met.

Resident Service Requests

  • Professionally and promptly complete service requests, including HVAC-related tasks.

Communication and Coordination

  • Provide ongoing communication to the Maintenance Supervisor, Property Manager, and team members.
  • Coordinate with office personnel to ensure work efficiency and resident satisfaction.

On-Call and Emergency Response

  • Participate in scheduled on-call rotations for after-hours service requires and emergencies.
  • Report for snow removal activities as required.
  • Report to catastrophic property emergencies even when not on call.


Qualifications and Education

  • CFC certification preferred but not required.
  • Minimum 1 year of experience in residential property maintenance or related field preferred.
  • Basic overall knowledge of all aspects of property maintenance.

  • Excellent verbal and written communication skills with customers. employees, and vendors.
  • Strong customer service skills, including the ability to manage difficult interactions professionally.
  • Significant problem-solving skills and the ability to diagnose and resolve maintenance issues.
  • Ability to coordinate and communicate with supervisors, management, and team members effectively.
  • Ability to work collaboratively within a team environment.
  • Proactive, self-motivated, analytical, and results-driven.
  • Ability to multi-task and work well under pressure.
  • Strong attention to detail.
  • Excellent attendance and reliability


Work Environment

Work occurs indoors and outdoors across residential buildings, apartments, common areas, mechanical rooms, and property grounds. Conditions may include exposure to extreme temperatures, moderate to loud noise, dust, fumes, cleaning chemicals, interactions with frustrated residents, tight spaces, heights, stairwells, and mechanical areas. The role requires working in a fast-paced environment with changing priorities and frequent interaction with residents, team members, and vendors.


Physical Demands

The position requires regular standing, walking, bending, kneeling, and climbing stairs, as well as the ability to lift, carry, push, or pull up to 50 pounds. The role involves safe and effective use of hand and power tools, working from ladders and in confined spaces, and performing repetitive motions as part of daily tasks. The Maintenance Technician must maintain the physical stamina needed to respond to emergencies, including during inclement weather or after hours.
