Duties
- Oversee and execute a wide range of maintenance tasks including electrical repairs, carpentry, painting and mechanical troubleshooting.
- Conduct routine inspections of properties to identify issues early and develop effective solutions promptly.
- Manage facilities maintenance operations using Computerized Maintenance Management Systems (CMMS) to track work orders and maintenance history.
- Supervise and coordinate subcontractors and maintenance staff to ensure projects are completed efficiently and safely.
- Interpret schematics, technical drawings, and wiring diagrams to diagnose problems accurately and implement repairs.
- Perform residential painting projects with attention to detail, ensuring high-quality finishes that meet client expectations.
- Utilize tools such as ohmmeters for electrical testing and programmable logic controllers (PLCs) for automation troubleshooting when applicable.
- Ensure compliance with safety standards and building codes during all maintenance activities.
- Provide excellent customer service by communicating clearly with clients about project timelines, scope of work, and safety procedures.
- Lead small teams on maintenance projects, demonstrating leadership skills that motivate team members to achieve goals effectively.
Skills
- Strong mechanical knowledge across various systems including HVAC, plumbing, electrical wiring, and structural components.
- Proficiency with schematics, technical drawings, and electrical diagrams for accurate troubleshooting and repairs.
- Hands-on experience in welding, residential painting, facilities maintenance, and general contracting tasks.
- Familiarity with CMMS software for scheduling work orders, tracking maintenance history, and managing inventory.
- Electrical experience including testing with ohmmeters and understanding of electrical codes and safety protocols.
- Knowledge of programmable logic controllers (PLCs) used in automation systems within manufacturing or building management contexts.
- Supervising experience leading teams or subcontractors on multiple projects simultaneously.
- Excellent communication skills in English for clear documentation and client interactions.
- Customer service orientation with the ability to address client needs professionally and efficiently.
- Basic manufacturing knowledge beneficial for understanding industrial equipment maintenance when needed.
