Job Purpose:
Maintains building environment and grounds by maintaining buildings, equipment, grounds keeping, and repair services.
Duties:
- Secures building and occupants by maintaining alarm and fire protection devices.
- Keeps equipment operational, ensures systems and building are ready for use by completing preventive maintenance and janitorial schedules, maintains records, follows policies and procedures, completes repairs and installs replacement parts, reports needed changes.
- Maintains building accessibility and appearance by picking up litter from walkways and parking lot, cleaning pool area, painting, mowing, and cleaning surrounding landscape areas.
- Completes special requests by hauling files and boxes, moving furniture, setting up furnishings, preparing rooms for meetings, assembling public announcement and audio-visual equipment, following manufacturer's operating and care guidelines, completing repairs and installing replacement parts.
- Maintains pool area by power washing pool decks, painting, replenishing products/supplies necessary for stocking restrooms and facilities.
- Maintains lighting by installing light bulbs and ballast, repairs electrical wiring and fixtures.
- Maintains safe and clean working environment by complying with procedures, rules, and regulations, including the tot lot.
- Updates job knowledge by participating in educational opportunities and reading technical publications.
- Enhances maintenance department and organization reputation by accepting ownership for accomplishing new and different requests, explores opportunities to add value to job accomplishments.
- Oversight of the community vendors to ensure their performance meet standards.
- Provides general maintenance requests, pressure washing and ensures the overall community aesthetics are consistently in proper order and maintained in top condition.
- Understanding and the ability to repair all types of irrigation systems.
