What are the responsibilities and job description for the Building Maintenance Mechanic position at Leisure Village Association?
Function:
Does various types of work as is necessary to repair and maintain all building structures that are part of the Village. Such work will include carpentry, cement and masonry, painting, plumbing, ductwork on air conditioning systems, gutters and leaders, and roofing. When the building is damaged, the building maintenance mechanic restores it to original condition.
Principal Duties and Responsibilities
1. All carpentry on interior of buildings using wallboard, trim, doors, and windows. Includes taping and finishing of wallboard.
2. All carpentry on exterior of buildings, including windows and frames, doors, roofing, panels, and garage doors.
3. Painting interior of all buildings. Also the painting of exterior of such buildings and common property, including curbs, railings, striping of parking areas and sign painting.
4. Masonry and cement work on all buildings, sidewalks, curbs, foundations, slabs and retaining walls.
5. Ready and close pools, painting and incidental masonry. Place and remove covers.
6. Install or repair metal gutters and leaders on all buildings.
7. Install and repair stove vents.
8. Plumbing maintenance and repair work for units and common properties, including a winterization program. Examples include:
A. Work on faucets, valves, washers, drain lines, toilets, sinks, outside faucets, sewer systems
B. Work as provided under a winterization program.
C. Checks plumbing system on resale homes.
D. Assists in sprinkler maintenance work.
E. Maintains inventory of parts or supplies. Requisition materials needed for work, clearing these with Foreman.
9. Employees qualifying in this classification will do work in one or more of the areas broadly described as carpentry, masonry, painting, and plumbing.
10. Other areas:
A. Receives work assignments from the Department Foreman and reports back any unusual developments on such work.
B. Requisitions materials needed for work and clears through the Foreman.
C. Responds to emergency calls for immediate repairs.
Other Duties and Responsibilities
All employees are expected to perform any other work that may be assigned in addition to the primary duties as set forth above. Also, all employees are subject to general rules and regulations as to conduct.
Relationship Within The Organization
The Building Maintenance Mechanic is a member of the Building Maintenance Department and functions under the direction and supervision of the Building or General Foreman.
