We are seeking a dependable, organized, and customer-focused On-Site Manager to oversee daily operations at two properties in the Tigard/Beaverton area and help support strong occupancy, resident satisfaction, and property performance.

Position Summary

As an On-Site Manager, you will be responsible for the day-to-day management of two apartment communities, including leasing support, resident relations, rent collections, vendor and maintenance coordination, and general property operations. This role requires strong communication, organization, problem-solving, and leadership skills, along with the ability to balance multiple priorities across both locations.

Key Responsibilities

• Oversee daily operations for two properties in the Tigard/Beaverton area
• Serve as the primary point of contact for current and prospective residents
• Conduct tours, respond to leasing inquiries, and support occupancy goals
• Process applications, prepare lease documents, renewals, notices, and move-in/move-out paperwork
• Maintain accurate resident files, leasing records, and property management software updates
• Coordinate with maintenance staff and vendors to ensure work orders, repairs, and unit turns are completed in a timely manner
• Perform regular property walks to monitor curb appeal, cleanliness, safety, and overall property condition
• Address resident questions, concerns, and requests professionally and promptly
• Support rent collection efforts, track delinquencies, and assist with follow-up on outstanding balances
• Help enforce community policies and lease compliance in a consistent and professional manner
• Assist with marketing efforts, online listings, signage, and outreach to support leasing activity
• Communicate regularly with regional managers, ownership, and support staff regarding property performance and operational needs
• Support resident retention efforts by helping create a positive living experience and strong community atmosphere
  
  
  

Qualifications

• High school diploma or equivalent required
• Previous property management, leasing, assistant manager, or customer service experience preferred
• Strong communication and interpersonal skills
• Organized and detail-oriented with the ability to manage multiple priorities and deadlines
• Comfortable handling resident concerns, leasing activity, and administrative responsibilities
• Basic computer skills and the ability to learn property management software
• Reliable transportation and the ability to travel between two properties as needed
• Ability to work independently and take initiative in a fast-paced environment
• Professional, dependable, and service-oriented approach
• Clean driving record
  
  
  

Preferred Skills

• Experience with Fair Housing compliance
• Familiarity with Oregon landlord-tenant practices and the local rental market
• Experience using property management systems such as AppFolio, Yardi, or similar platforms
• Experience with rent collections, renewals, and resident retention efforts

Work Schedule

This is a full-time position with regular on-site presence required at both properties. Some weekend availability may be needed based on leasing activity, resident needs, and operational demands.
