Construction Project Manager – Marine & Waterfront Construction

Legacy Lake Builders LLC is seeking an experienced Construction Project Manager to oversee waterfront and shoreline construction projects from initial planning through completion. This position coordinates crews, subcontractors, materials, equipment, permitting, schedules, budgets, and client communication to ensure each project is completed safely, efficiently, and to a high standard.Our work includes docks, boathouses and home construction, boat lifts, pile driving, dredging, retaining walls, shoreline improvements, barging operations, and other specialized waterfront construction.

Core Responsibilities - Project Planning and Execution

• Manage the complete project lifecycle, from estimating and preconstruction planning through final inspection and closeout.
• Oversee projects involving docks, boathouses, boat lifts, pile driving, dredging, retaining walls, shoreline stabilization, and related marine construction.
• Develop and maintain project schedules, monitor progress, and adjust plans as necessary.
• Identify potential delays, site challenges, or budget concerns and work proactively with company management to resolve them.
• Conduct regular site visits to confirm quality, productivity, safety, and compliance with project plans.

Crew and Subcontractor Management

• Coordinate with company owners and management to schedule appropriate crews, equipment, and specialized subcontractors.
• Assign and communicate daily work responsibilities to field crews.
• Review progress at the end of each workday and adjust upcoming schedules and assignments as needed.
• Provide clear direction to employees and subcontractors while promoting accountability, teamwork, and professional jobsite conduct.
• Coordinate inspections and work performed by electricians, plumbers, engineers, crane operators, and other professionals.

Materials and Equipment Coordination

• Determine material, equipment, and delivery requirements for each project.
• Order and track materials to ensure they are available when needed.
• Coordinate barges, boats, heavy equipment, specialty tools, and rental equipment.
• Monitor material use and help prevent unnecessary waste, delays, and added costs.

Estimating and Financial Management

• Assist with site evaluations, project estimates, bids, proposals, and change orders.
• Estimate labor, material, equipment, subcontractor, and transportation costs.
• Track employee labor hours and project-related expenses.
• Monitor project budgets and assist management in maintaining appropriate profit margins.
• Review project documentation to ensure completed work and additional client requests are properly recorded for billing.

Permitting and Regulatory Compliance

• Coordinate required local, state, and federal permits and approvals.
• Assist with environmental, wetlands, shoreline, building, electrical, plumbing, and other applicable permitting requirements.
• Schedule required inspections and maintain accurate permit documentation.
• Help ensure projects comply with approved plans, permit conditions, building codes, environmental regulations, and waterway requirements.

Safety Leadership

• Promote and enforce company safety policies and applicable OSHA and marine-construction safety requirements.
• Ensure crews follow proper procedures while working on or around water, barges, heavy equipment, excavations, lifting operations, and active construction sites.
• Conduct or coordinate job hazard assessments, safety meetings, and incident documentation.
• Confirm that required personal protective equipment and safety equipment are available and properly used.

Client Communication

• Serve as a primary point of contact for property owners, municipalities, commercial clients, and other project stakeholders.
• Communicate project schedules, progress, delays, changes, and upcoming decisions clearly and professionally.
• Address client questions and concerns promptly.
• Document requested changes and ensure they are approved before additional work is completed.
• Represent Legacy Lake Builders professionally at client properties, meetings, inspections, and project sites.

Preferred Qualifications

• Bachelor’s degree in Construction Management, Civil Engineering, or a related field preferred.
• At least five years of relevant construction project management experience preferred.
• Experience in marine construction, waterfront construction, site work, or a related field strongly preferred.
• Demonstrated experience managing crews, subcontractors, schedules, budgets, materials, and multiple active projects.
• Working knowledge of construction plans, specifications, estimating, permitting, inspections, and change-order processes.
• Knowledge of OSHA requirements and construction safety practices.
• Strong leadership, organization, problem-solving, and time-management skills.
• Excellent written and verbal communication skills.
• Ability to build productive relationships with clients, employees, subcontractors, vendors, and regulatory officials.
• Comfortable using project management, scheduling, estimating, and documentation software.
• Proficiency with Contractor Foreman, QuickBooks, Microsoft Office, or similar platforms is helpful.
• Valid driver’s license and a satisfactory driving record.

Physical and Work Requirements

• Ability to work in an office and visit active construction sites regularly.
• Ability to navigate uneven terrain, docks, shorelines, barges, and other waterfront environments.
• Ability to work outdoors in varying weather conditions.
• Ability to safely board and travel on boats or barges when required.
• Occasional early mornings or extended hours may be necessary based on project schedules, deliveries, weather, and client needs.

Legacy Lake Builders offers competitive pay and a comprehensive benefits package. Compensation will be based on the candidate’s education, qualifications, and relevant experience.

Pay: $70,000.00 - $120,000.00 per year
